Hello,

im looking for some help in regards to selling my house. It’s been on the market now for nearly 2 months, we have had viewings but not as many as I would have hoped and still had no offers. I’m really wanting to sell so we can move closer to family as we have none around. I will link the add of the house. We don’t really want to lower the price anymore than we have due to needing a bigger house for my disabled son. but if anyone could give us some advice that would be great.

We have changed the front photo of the house and had one more viewing but they were not in the position to buy as they hadn’t put there house up for sale, we have also dropped the price on Friday but no more interest since then, pretty draining.

I’m really hoping so, if I wasn’t in a rush to move I wouldn’t be to bothered but because of my Circumstances I just want to be closer to family for help and find a house suitable for my disabled child. The village we live in is small and think people would rather be closer to the actual town but hopefully the EA will make some calls as well, I don’t know if they have been doing as much as they can really but it’s only just been reduced so still some time to see if we can get an offer at least.

I think it could benefit from some better staging and even spending a little bit of money on a few things. Or if you don’t want to do that then dropping the price.

It needs some pots/shrubs/greenery out the front to make it look more appealing.

Could you get a stud wall put up in the “reception” room and then show it as an office/playroom and utility on the floor plan? This makes it a much more appealing and usable space.

The conservatory appears unused with no furniture or photos - can you do something with this?

They have just dropped the price, I wouldn`t spend anything on it now, just let people look at price/location/size and do their own "improvements", IMO anyway.

We have added a potted plant and a tree out the front and we was thinking of doing a stud wall but we don’t really want to be doing anything like that and spending anymore money on the house, we are in the process of taking some more photos of some of the rooms, I’ve made the conservatory into a play room and added a rug so need to show that in one of the photos and also going to take a different photo of the 2nd reception room at the other angle to show that we are using it as a office as well so will get them done and sent over to the EA in the hope that helps slightly to get more viewings.

Have you looked into potentially doing a let to buy mortgage so you don't have to sell?

We can’t do this unfortunately as we have used a help to buy and would need to pay that back first

It’s not to everyone’s taste and I get that, people who don’t like it don’t have to buy our house. We got it because of our son who is severely disabled.

I agree but I wouldn't spend money changing it.
Did you drop the price by at least 2% as that's what triggers the Rightmove algorithm to show it as 'newly reduced'?

For me no kerb appeal due to lack of greenery at the front. Can you stretch to some more pots with bushes/plants? Things you could take with you?

The utility/reception area looks confusing to me. I thought it was a hallway. Can you move some furniture to make it look like a usable space?

Hi, I’m a buyer so happy to give you some pointers, not sure if they’ll help you specifically though.

Imo this is a large two bed house (I dont count box rooms as bedrooms). You should market and price it as such so people looking for a two bed in a village can see it too.

There isnt much concrete, so consider adding some green or plotted plants to soften the exterior.

I know it’s the EA who took the pics, but they shouldn’t be trying to make rooms look larger. The reason being, I’ve been to houses where they didn’t look or feel like the photos and it just felt like a disappointment when I showed up. You want to make people feel the opposite when they actually view.

Your house is very tidy and that’s great. Perhaps you could just add some modern vibes, like help buyers see what they could do with the room.

Garden is lovely and green. Maybe you could make that the first photo, but I’d be cautious about this as many buyers know that the main photo is usually the best aspect of the house and if it’s the garden, it doesn’t give all buyers a great first impression.

overall, lovely sweet home. Just need to show what buyers can do with it, especially if you live in a very specific village location. Maybe write in the description you are a motivated seller, since you actually are.

I don’t know your area to know what the prices are like but perhaps have a look at your average buyer with a 20% deposit. See what their monthly mortgage payments come to and if this is something people living in the area can afford? The market and high interest rates might be the main problem and not even the photos.

2 of the people who have viewed have said that is priced correctly and one really liked it and wanted to book a 2nd viewing but then we never heard back from them. Most of the viewing feedback is that the bedrooms are to small but that’s one thing we can’t change is the size of the rooms but if some have said that it’s prices correctly and none of the feedback have said that it’s overpriced then I can’t see that we have it up for way to much. I totally understand that the market isn’t like it used to be but we are only going of what we have been told by the estate agents and feedback.

Interesting. I don’t ever give honest feedback after a viewing and if I dont like the property . It’s not really in my best interest to as a buyer plus thats the EA job

Can’t get street view in that area at all for some reason, some previous poster said it was ‘a bad area of the village’ maybe that’s why . It looks very much ex council house as does the other one listed which does make a difference sorry to say.

As Crabitty said on 7 September, a Rightmove search for Credenhill does not show the property. You have to search "within 0.25 miles". Can this be changed?

Also, is it possible to put the street name on Rightmove? And then perhaps Streetview will work. I don't know your area at all, but these things are relevant to me when looking for a property in a less familiar area.

Also has the best Chinese restaurant for miles around 😆 it’s a nice enough village, never going to win any ‘prettiest village’ awards but it has a row of useful shops and takeaways and must be close to some nice walks. Make sure this is mentioned in the blurb @PC96 , plus it has a good primary school if memory serves.

I don’t think the price is bad, but the interest rates are screwing you OP. People don’t want to pay an extra £500 interest every month full stop, most are reluctant buyers and will baulk at paying say £1500 a month if they only have an average deposit. This is the kind of house which attracts first time buyers/young families, so they’re unlikely to have a huge deposit, and I can’t see many London types with pots of cash moving to Credenhill I’m afraid 😕 I think you should seriously consider staying put if you can work around your DC’s disability at all. Could you turn the utility room in to a nice guest area and ask family to stay over sometimes to give you a hand? That seems to be one of the main issues for you so maybe try to work with what you have xx

Good advice, get the schools, walks, take away`s and good shops flagged up ASAP, but also plan work-arounds if staying put becomes the option.
