How long have you had to wait for a response to an offer?

The quick responses (same day or next day) were accepted. With the ones that were no responses i knew they were waiting for a better offer.

We had an offer rejected (knew it was likely as our offer was 25% under because the house is MASSIVELY over priced) and it was rejected the next day.

However 2 hours after we made the offer the people owning our dream house contacted us willing to sell so now in negotiations with them.

Recently, half a day to get an offer rejected and another half a day to get the offer accepted.

During the frenzy in 2021 we waited 2 weeks for our offer (over asking price) to be rejected, the property was then relisted at £40k more. We moved on, the same property came back on the market about 6 months later and we had an offer accepted. More than our previous offer but slightly under the 2nd time around asking price. Started the process, got the mortgage valuation agreed, solicitors underway and then the sellers had to take it off the market as their mortgage offer was withdrawn on their onward purchase when the new budget was announced. They never sold and had to stay there. We found something else.

They’ve said they’re still considering it. Looks like they’re waiting to see if any better ones comes in.

I would guess maybe the agent has advised them to hold off responding for a short while whilst he uses your firm offer to try and push up other bidders. Thats if there are any others interested.

I waited 7 days…….I’m still trying after 10 days to get an exchange date! Let their laziness be a red flag to you. Nothing worse than an unmotivated seller.

They’ve said they’re looking for asking prices. But no other offers on the table so don’t really want to bid against myself. Any suggestions on how to play it next?

I would look at other properties, we're in the same boat and that's what we've decided to do . Although they are not after asking price, the house is listed on a guide price.

Obviously everything varies a LOT depending on the individual circumstances. We had a house lined up we finally got the offer accepted on, by adding an extra £5k to tip the seller into accepting it (previously the other 'sort of interested' party kept matching us) - might work? We're now not buying that one though as the vendor changed her mind about selling (not impressed as no apology for messing us around).

Thanks all. The asking price is much more than anything previously sold, even during the peak, so don’t feel like we can offer more than what we have done as we would be really overpaying.

I have said we are looking at something else and will let them know after that whether we will make any further offers.
