When to move house?

We bought a house in October 2022 and already I’m thinking about moving! Madness I know!

We thought we’d live here a while but since living in it we just don’t think it’s for us.

The house is terraced and I think I really want a detached house with bigger garden, but not necessarily a bigger house. Current house is about 1100 sq feet.

We’re in quite a desirable estate one of the more expensive ones in town as it’s very central to the town and it’s quite touristy well known town to live in.

Theres basically one estate we really want to move to which we did look at when we first were looking for this house had an offer accepted on a detached house but the people selling never found somewhere to move to so over a year on from our offer they’re still living there.

We then offered on another house on this estate but got outbid :(

Nothing else was coming up so we had to look at other parts of the town. But now I kinda miss this estate.

If we moved as well we’d release some capital as although detached these houses are a bit cheaper as it’s the “bad side” but it’s really not I grew up that side and I much prefer it as it’s got the sainsburys and also a flat walk to town!

But obviously we don’t think it’s sensible to sell now having not been here even a year we also have first baby on the way so the time isn’t right as although we don’t love our house it’s a perfectly fine family house!

So my question is when should we sell? As a buyer if someone is selling less than two years after buying would that be alarm bells to you? We’re thinking of selling 2024-2025 so around the 2/3 year mark.

We also aren’t that bothered if we lose money on the house as we’d be moving within the town so we’d get our next house cheaper too - it’s all relative in my opinion when it’s your house you live in.

Honestly don’t care too much about this. We can afford the stamp duty.

I always look up land registry before viewing. The odd sale after 1-2 years doesn't bother me, I usually assume a change in circumstances. If a house has sold every 1-3 years for the last 10-15 then I assume there is something wrong with the house or area and generally avoid.

1100 sq ft is massive for a terraced house!

Thanks :) the house was only built 2018 so the last people were here 4 years but they moved up north for a cheaper and bigger house! But I’m hoping people wouldn’t question too much us only being here a little while too - we know it probably wouldnt be sensible to sell it this year or in the first half of next year. But it is a lovely house just not for us.

It is big for a terrace for sure it surprised us when we viewed it hence why we don’t feel like we’d be moving for extra space just a bigger plot as I like the garden.
