First time selling house - nerves!

We’re selling and buying. Luckily only a 3 person chain, we’re the middle link. In late stages of conveyancing; been told that a September completion date is most likely. It’s now September! 😳 Feeling pretty confident about house we’re purchasing that everything’s moving as it should be as the vendors and their estate agents are in fairly regular contact.

However we hear nothing from our own estate agents - last time we heard from them was mid-July. Any time we’ve asked for an update they just say there’s nothing to update on. We’re inexperienced (first time vendors) so perhaps this is normal, but I’m in a world of nerves! The buyers only ever viewed the house the once, were only here for about 15 mins, and haven’t asked for another viewing nor asked us any questions since we passed the survey phase. They brought their child with them to the viewing, so we’re assuming it’s a family home (but who knows). It just feels extremely silent on that side and I’m really anxious that this means they’re not invested in it and that they might pull out, although there is no reason at this stage to think they will.

Can anyone tell me this is normal and nothing to worry about, or conversely if you think there are any red flags? I’m praying that no news = good news….

I would be more worried if u had heard nothing from ur solicitor. My last house move was very smooth so didn’t have to speak to the estate agent really.

We didn't hear much from estate agent during selling/buying - got all updates on progress from our solicitor.

At your stage you should only be hearing from the estate agent if buyers are tricky and have loads of non legal questions - don’t read too much into it!

The solicitors are the ones doing all the work at this point. Estate agents only tend to get involved in getting an offer accepted and possibly helping with a completion date unless a lot of chasing is required in the middle. Have you been getting updates from your solicitor?

That’s a huge relief to hear, thank you! Our only frame of reference is the estate agents on the house we’re buying, who call with weekly updates (even when there’s not much to say!), so we didn’t know if that was the ‘norm’ and the silence on our side was a cause for concern. Our solicitor has been in touch on and off - we’re currently waiting for them to get back to us following our responses to the enquiries the buyer’s solicitor raised. There’s one thing we were a bit concerned might be a problem and we’ve been waiting ~2wks for an update on this, but again hoping it’s a case of no news is good news. 🤞

I would say it’s normal. Some EA keep in touch more than others but it’s not a bad sign either way.

I wouldnt assume no news is good news - about once a week i would phone the solicitors to make sure things are on track. Solicitors are often very slow and can hold up things by coming across things at the last minute!
