RAAC used in domestic property

We bought an ex-janitors house last year. It has a flat roof. The school has been closed due to safety concerns as it was built using RAAC. As our house was built at the same time, for school use, I'm 99.9% sure that our roof is made of the same material but the council won't confirm this.

Who do I get to check? Structural Engineer? Building Surveyor? Our roof has been refelted (prior to us taking ownership) so appears in good condition and is watertight. However, we have no way of knowing what condition the actual concrete is in.

We've just discovered that the house needs completed rewired, so trying to figure out whether to get the roof replaced first.

Did you have a full structural survey when you bought? If so, contact the surveyor for advice.

Try contacting your local council to see if they have carried out a desktop assessment based on the age of the property and the house type.

The company who conducted your house survey may be able to tell you. Or maybe ask if they do an RAAC survey.

As RAAC / flat roofs can contain asbestos you could also have an asbestos survey carried out.

A building surveyor or structural engineer can take a look for you. You will need to expose the structure though, either by removing the ceiling finish somewhere, is is plastered or boarded? or the roof covering. From a bit of research once you've done this you'll probably be able to tell yourself. Or you'll at least be able to see if it's concrete then get someone in to test/review the concrete. A house is more likely to be timber, as its a small span.
