Hello!
Looking for some opinions…
we are looking to sell our house next year and have been toying with the idea of removing an awkwardly placed stud wall. It is between the far left bedroom and bathroom. Removal of that wall and adding a door to the (now) hall way, would make the bedroom en-suite. The room is very small with the strange hall section, so if we weren’t selling we’d knock it through purely for space anyway!

This is not the master bedroom and is a little small, so with this in mind, would it even make sense to knock through?

Would you prefer a house with en suite even if not master? Is having two bathrooms not en-suite, better?

Will also get estate agent opinion but wanted to put feelers out here too! Which would you prefer as a buyer?

100% do it. Easy job and will almost certainly appeal more.

Is there a proper shower over the bath or could you add one? Just thinking that the room with the bath would then become the main family bathroom. Other than that, makes perfect sense.

Or knock the two bathrooms together, only keeping the door to the room with the bath. Then block off the other bathroom door, making the bedroom bigger. Could then make it a proper walk in shower.

yes, there is a shower over the bath In the bigger bathroom!

As for knocking through the bathroom, I’m not sure if we can take down that wall as it was the outside of the house at one point. (The bedroom and small bathroom is an above garage extension). Think the cost would be too high when we only want to do it to sell.

I'd definitely do it. Bigger bedroom, plus an ensuite - winner for me!

I would do it if staying in the property. Not sure if it is worth doing it just for resale purposes though as most people tend to prefer putting their own mark on a property and some may prefer access to a stand alone shower from the master.

Yes it's a good idea.
My DS had the only en suite in our old house.

It was also a great guest room , leaving the main bathroom for the family.

I'd definitely do it. Having recently been on the market, lots of buyers liked that we had privacy for guests. It's a simple job, but worth doing.

Can you get a double bed in that room?
Honestly, I wouldn't bother changing just to sell. Whatever you've got, some will like it, some wont. Most will want to change things once they are in.

There is a small double bed in there at the moment
