East London - 750k: area advice

Currently living in Gidea park/Romford but looking to move closer into East London.

Budget is 750k potentially 800k (max) dependant on equity we make from current home.

Ideally looking for a 3 bed semi detached (or terraced) close to good schools/family friendly area. Being close to central/TFL rail would be helpful as we’re currently on the Elizabeth.

Bonus would be a nice high street with cafes etc.

Any recommendations for decent areas that fit the criteria and any areas to avoid.

Leytonstone, leyton, walthamstow?
3 bed should be possible in all for 750-800

North Chingford/ Highams Park - 3 beds with close access to TFL going into Liv St, short drive to Woodford/ Loughton (also good options) which are on Central.

Depends how much further in you want to go. I live near Bethnal Green. Search around there (central line, with easy links to other lines) either going north to hackney village or to Haggerston/Hoxton.

Look at Wanstead, and work in along the central line.

I would suggest Wanstead, but if it's too expensive (as I don't think there are many 3 beds in that price range) then you should try South Woodford around George Lane.

Agree with this. Most of South Woodford you can walk to Wanstead high st and green areas anyway. South Woodford high st is still nice too!!

Leyton/Leytonstone is where everyone currently is and the Francis road bit is very cafe.

people who moved there 10 years ago and are cashing out are moving to Highams Park or to ilford. Ilford is on the Lizzie line. Forest Gate is worth a look as well.

depending if you really want to be proper east, Seven Sisters / West Green road would be worth a look

We are looking to move outside London & at a loss what areas. We have looked at Kent (not too keen) or not seen enough & Essex(hated Brentwood and loved Ingetestone) and saw some nice villages. DH works partly from home and looking to retire within the next few yrs. I am at home DD will soon go to Uni and DS in secondary but will drive him to sch whenever we live(currently south wood ford) as we do not want our move to be influenced by school as he will leave soon so prepared as DH will have more time on his hands. We are looking for a place with a village feel and things to do for the children and a lot of physical activity for us we want to continue walking our dogs and enjoying fresh air but with more open space and nice decent people. Budget is £700-750 max but we also want more value for our money hence moving out. Please help

A decade ago, we made the move to Ilford (from Ealing), and it's been nice watching the area evolve, especially in recent years. Valentines Park is stunning. The area has beautiful period homes and a rich history. The Lizzie line has made commuting very comfortable: 17 minutes to Liverpool Street, 25 minutes to Tottenham Court Road, and direct connections to Paddington and Heathrow.

The new Mercato that just opened is a fantastic addition, and there's the nearby Space Art Gallery and Studios. Next year Ilford will get a new Lido, and the £3m Ilford Arrival regen project to improve cycling access and make more of the riverside, plus recent approval granted for a major regen project at Chapel Place. It has some nice little places opening just recently, inc. Hisashi Coffee Shop. People are also very friendly. Lots of wonderful parks and forests very nearby, inc. Wanstead Park, Hainault Forest, Fairlop Waters etc.

Initially, we thought we’d stay in Ilford for 5-10 years and then move on to somewhere like Aldersbrook. Now that we can afford to, we’re questioning the point of spending an extra £300-400k for a similar or smaller house when Ilford is improving so rapidly. We have everything we need here, plus a lovely, spacious 6 bedroom period home (value circa £725k).

Definitely worth researching while it's massively undervalued imo.

Yes, we've met a few people who've recently moved from Leytonstone. They can't believe what the same money can buy here. And for a nicer environment, plus the new lizzie line.
