Buying a house with condensation issues!

Hi there,

I'm looking to buy a property, however on the home report is states that there is evidence of condensation around the bedroom windows.

Would this be a major issue and does it happen in most homes?

It doesn't happen in well insulated and ventilated homes but there may be a simple explanation.
Do they sleep with the windows closed, are there (open) trickle vents, do they dry washing in those rooms, are the windows old and inefficient, is there evidence of damp or water on the outside (assume the surveyor would have picked up on this point) and so on?

It's the most common cause of damp in UK homes, so it's really common. Caused by drying clothes indoors with no windows open, good insulation outstripping ventilation and just people breathing, actually. If it's in a bedroom then breathing is probably the cause.

Resolutions: getting trickle vents on windows, having an extra air brick added, making sure you open windows for ten minutes a day, especially in winter.

If this were the only thing to appear on a survey I had commissioned, I would be absolutely delighted, because it's so easy to fix.

Yeah I’d be stoked if that was the only issue a survey mentioned.

you will need to open windows, if you don’t like doing that you’ll get condensation. And yeah drying washing inside will do it (unless you open windows)

How new is the double glazing? We upgraded a previous house from 25 year old double glazing to new triple glazing with proper vents. No more condensation.

Is there an extractor in the bathroom? Water needs to vent somewhere and will find the coldest surface.

Our house had a bit of condensation build up when we first bought it. Then we bought a dehumidifier and have never seen it since. Condensation is a pretty straightforward thing to rectify.

I'm always posting this you would think I have shares in theses thing 🤣 honestly I don't. Have a look at PIV, positive input ventilation, the one we have is by nuaire but there are probably more companies that make them. They go into your attic and into your ceiling, then it pumps air around your house. We used to wake up to wet windows everyday but since having one we don't have any problems

My flat had paint peeling off windows due to condensation and mold on the blinds and curtains

Not had any problem at all since we moved in- it was a lifestyle thing - not the flat.
