Would you live in a 45sqm flat?

Trying to decide where to live. Found a flat that’s a 30 minute commute to work (tube). 45 sqm, Georgian conversion, 3m high ceilings. The issue is that the only bathroom is tiny, maybe 4sqm. There will be two of us. We tend to work in the office 9am-9pm most days. Is it worth paying £2k+ a month for? Or should we move further out with a similar commute for a bigger flat.

Is it rented? If so, you can try it for a while and if it doesn't suit you then move on. Your working day is long enough without adding extra commute to the ends of it

I used to commute into London and chose space over proximity. If you can get to the office in the same amount of time and get a nicer place, then that's a win IMO. Can you imagine both of you trying to get ready for work in the mornings, or coming home after a stressful day wanting a nice soak in the bath but there not being room?

I like to have chill out days at home and having a nice big space to relax in would be lovely!

Given your ridiculous working hours, I would say yes. You really don’t want to add two hours of commuting on top of that.

Personally no I wouldn’t, despite the long hours you are both at work. I would prefer to live very slightly further out - close to a tube station- for more square footage to enjoy at the weekends.

Presumably just a case of moving to zone 2 London rather than zone 1

It wouldn’t be much bigger, maybe 55sqm but with a bathtub rather than just a shower. We don’t like modern apartments so have to compromise somewhere… well we do like modern, just not the areas you usually find those flats in within budget.. if that makes sense

If you are young you might be able to put up with it. We live in 65sqm metres as a couple. Any smaller and we would murder each other 😂

I lived in a similar sounding flat for 7 years and I loved it. The living spaces were a decent size - the bedroom and living room were 3m x 4m and the bathroom and kitchen were tiny. I loved that in the kitchen you could pretty much reach everything without moving more than a step - it was very efficient! Ours did have a garden which made it feel bigger in Summer. I lived there alone for 2 years and then with my husband and cat. It only felt small if we had more than 2 guests and the weather wasn't nice enough to spread out into the garden!
