Public drain within property

We are first time buyers and as part of searches we got to know there is 150mm public foul sewer running alongside the property . It’s an end terrace 1970s built . Near the garage it’s just 1.12mts away and at rear side of the property it’s 3.4 mts . We have ruled out plans of extension after finding this , but we would like to know whether these public drains within property would put off buyers when we try to sell it back later ?

will the value of the property get reduced ? Agent / seller is not ready to negotiate any price after we found this as part of searches so we are trying to understand the prospects around it .

Is it the blue line or the red line? And is your property no 10?
And who would you be "selling it back" to?
I doubt it would put most people off. The drain for the street runs through everyone's back garden in our road.

If they can't re route them and someone wanting to buy from you is buying with a view to extending, it might make a buyer pull out of the transaction.

Are many properties in the area extended?

If they are, it's possible buyers might assume they will be able to as well. Just like you have. So, knowing you cannot extend, do you now really still want to buy it?

I know nothing about if it's possible to reroute them unfortunately.

We have a large public sewer (9in diameter) running in a similar way to your diagram. Ours runs from the school behind our house , under the fence line between us and next door and across the street to between the houses opposite us. 3 out of the 4 of us have extended within the last 20 years. We just had to get a survey done by the water company and pay for a build over agreement.

It could put people off yes as you need a build over agreement to build over it. Also, it may need rerouting depending on how far it is from your wall. We did bike over ours but it was hard work trying to sort out the paperwork.

If buyers without extension in mind , will it still put buyers off ? Will this public sewer just running inside the boundary of property out of people ?

Yes. The property is number 10 . So these are running alongside the property .

The question really is "would it put you off buying the property?" and not whether it would put other people off.
