My daughter lives in a 3 floor Persimmon house , I don't know the name of it. She has 2 dc 6 & 11 , she has never said they have a problem.
Why are you struggling with yours ?

I really struggle with the space downstairs.. there's a built in enormous breakfast bar and zero storage anywhere... Find it really hard to find spaces for anything.

Then the middle floor front room is a weird L shape too and I'm not sure actually fits a bed in!

The top floor bedroom and double bedroom are amazing, it's just the rest of the house I struggle with... im guessing I just have too much stuff and am not organised enough..

Is there a show home somewhere nearby, so you can see how they have styled it?

What are the dimensions of the L shaped room? I had a room like that once. My chest of drawers lived on the landing, and I had a bed and wardrobe in the room.

I think new builds NEVER have enough kitchen cupboards. Whoever designs them obviously never cooks!

Because it was the best house we could afford where we wanted to live 😊 plus we bought off plan so couldn't really see in it before we moved in.

It's not awful, it's a perfectly decent house. I'm just curious how anyone has tweaked it to make it work for them as I don't think I have the imagination

Persimmon used to use scaled down furniture to make their rooms look bigger. The smallest bedroom would only take a toddler bed not a standard single.

Not sure if they still do.

They got caught not putting fire stops in too.

I would put wardrobe/drawers/dressing table in the short L bit then keep the large area for the bed

That L shaped bedroom is quite odd. Why didn't they put the door opening into the larger part? They could have made the weird end bit into a bathroom or something.

I think I'd try to think of the bedroom as being two rooms. Use the large part for a bedroom, use the tiny weird L end as something else relating to the person who owns that bedroom like a mini reading nook, walk in wardrobe, space for animal cage or something. Storage maybe. Make into an airing cupboard using a built in wardrobe, to keep towels and bedding.

For downstairs - can you mark the breakfast bar on the plan? Could it be taken out or moved?

Yea @BadgerFacedCoo, it's tiny... Currently use as my DH office but going to become a nursery when we have our first soon! Although we've got the tumble dryer in the tiny bit, not sure where that can go!

A single bed is 200cm long so should fit in that L room, but I notice they don't give you the dimensions of the cut out piece.

Maybe one of those IKEA day beds in there that looks like a fancy sofa but fits a full mattress on it.

A very quick annotation! The breakfast bar is actually the most used space though as it's great for cooking as the kitchen doesn't have much other surface space.

I don't know if it's because I have a dodgy back, but I don't love breakfast bars to eat as so we tend to eat on the sofa when it's not a messy tea. But I have dreams of a proper dining table!

Eek yes the fully open plan downstairs is a problem - stud walls might be your friend here.

id put a stud wall in creating a separate living room and kitchen, then have you oven/ cabinets on the wall behind the w/c and a good sized island in the middle. Possibly more cabinets down the opposite side depending on space. I would love the door from the hallway onto the straight but if wall into the the living room and off the diagonal, then put my TV unit on the diagonal wall and add 2 sofas, a 3 seat down the longer side and a 2 seat in the top corner of the living room. You could then put a door in under your stairs as an under stairs cupboard for more storage for toys etc off your living room which will be handy with a little person. With a child you want a way to separate your kitchen from your living room even if not a full wall, some sort of partition will be helpful either way.

the changes suggested in a new build wouldn’t cost much, a few grand will do it all.

You could take the breakfast bar out and put a wall in there instead, then have surfaces and cabinets (top and bottom) running along the new wall? Then have a table against the wall between the hall door and the w/c door and your living room at the back.

How long is the wall of the L bedroom next to the bathroom?
Our hall and staircase is 5'8 wide. If yours is the same, that leaves that wall as over 6', so you should be able to get a bed along the wall there. Although it might need to be built in situ!

Otherwise, bed down the long external wall, but pulled forward a bit with full height built-in storage behind.

I lived in a new build a bit like this but the kitchen and living room were separate. The kitchen was not for for purpose it was so small. A number of people removed the downstairs toilet and put their washer and dryer in there stacked and then had room for mops etc as well.

To be honest I couldn’t wait to leave but I was there for several years. Every time you brought something into the house - shopping, parcels, whatever- it was immediately in your way. There was nowhere to put anything. The overall square footage of the house was reasonable but the ground floor living space was just too small.

I think the idea of turning the w/c into a
little utility room is a great one - much more useful than a downstairs loo.

For the L shaped bedroom, I'd be looking at barn doors, so you can utilise the space in the room. So sliding door across the L return, to make that area a walk in wardrobe and thereby making the most of the walls and height of the room, reducing the need for furniture to store clothes, and then whether adding another door into the squarer area of the room, again sliding, will give you more useable room.

We’ve just contacted a plumber and electrician to take out the downstairs toilet and put a plug socket in so we can make it into a utility storage room. This will then allow us to put a dishwasher by where the washing machine used to be and free up space by the door ( cluttered with shoes) and under the stairs ( where mops etc live )
it’s gonna cost us about £250 altogether :) we live in a Morden which is the same layout but no 3rd extra bedroom and we will be a family of 4 soon! Can’t wait to move but we will do this in the interim!

Mine is similar. We have a double bed I. The l shaped room then storage in the smaller part

I’m not sure I’d go for a wall op.

the bedroom is easy to fix, dresser etc in the small bottom of the L and bed in the longer bit

but down stairs is only 22 foot by 12 foot. Putting a wall in will make two very small rooms. Leaving it open gives the illusion of space.

id change the breakfast bar and put a peninsula in with proper storage under it though. I’d keep something as it is serving to create a barrier between the rooms.

i think to be honest they have done the best they can to make it look larger with the space available, but as said, I’d change the bar for a peninsula with proper cupboards built in under neath.
