FTB- survey issues- fine or no?

Hi, I’m a FTB had an offer accepted on a 3 bed terraced house in the valleys in south wales. Asking price 18999- eventual offer accepted 182. Mentioned while making an offer needed new bathroom to justify not going to their claimed minimum of 185. Did also notice on the viewing that the timber windows look quite old/ rusty/ rotting wood so noted these would need at least repair but likely replacement. These issues have been flagged in the survey (not bathroom needs replacing per se but inadequate ventilation as no extractor fan and floor is chipboard which is unsuitable for a bathroom floor) I’m not too troubled by these issues as they will be sorted when I replace the bathroom. Similarly windows and back door- expected. The main issue the survey has raised is fairly minor issues with the roof- needs a number of raised tiles fixing, gutters and rainwater goods are blocked, moss needs manual removal and treatment- getting a quote from a roofer is proving ludicrously difficult, from Google searches im thinking I can probably sort these issues for somewhere in the region of £1000, does that sound realistic? Similarly no idea how much timber window and door repair/ replacement is likely to cost does anyone have any idea? The survey has also raised potential damp issues she said it wasn’t extensive and seemed to be concentrated in 2 areas I spoke to the surveyor and she didn’t seem concerned by it. I am debating whether I need a damp survey to ascertain the extent of this or whether given the house is 120 years old I can just expect this to be a given. There are no signs of damp noticeable on the viewing or flagged in survey it was detected with the plug in monitors survey said it could be rising damp as it was in low levels however again from info I’ve gleaned from Google this seems quite unlikely. There is potential asbestos in certain areas again not too troubled as I don’t plan any building works so shouldn’t have any cause to disturb it. The electric safety certicate issues have been raised I understand this is a standard in surveys and my solicitor will check this during the conveyancing process. Am I right not to be too stressed by these issues or am I being naive and buying a money pit? Had a range of opinions from friends and family from no biggy to you need to pull out of the sale (my mum is a panicker). Would you suggest asking for any money off the original offer in view of these issues? The valuation has come back at offer price so am I right to think I don’t have much of a basis to? Can I ask the sellers to sort the roof issues before the sale completes?

I wouldn't be too concerned about those issues, they can easily be resolved.

I didn't get new wood framed windows, but I got my very large bedroom window secondary glazed with a full refurbishment for 3.5K. It's quite an intricate design which pushed the price up. Also based in the South East.

Ah phew, thankyou. Ok that’s not bad then I’d imagine south wales will be a little bit cheaper than the south east and none of the windows are huge, the ones at the back look older than the front and there are 4 at the back all equal sized, and the door. I think I can hold off for a while until I can save though as I need to furnish it too 😂

It sounds very similar to the survey we had when we bought our house years ago. They are all relatively minor ‘normal’ repairs for an older house.
