Selling house - inventory

Hi, we are in the process of selling our house. At what point does the estate agent come round to do an inventory? Shouldn’t I go round the house with them to discuss what’s staying and going?
Our estate agent (also buyers agent) has said she will come round and do an inventory while our buyers are here having a 3rd viewing (they haven’t even booked their survey yet)
Is this normal? Sorry first time selling a property! Thank you

No one came to do an inventory on the house we sold last year. We had a form with tick boxes for each room. (Carpets/ curtains/ poles/ light fittings/ carpet etc). We got the same from our seller.

I've not heard of this before. I completed a Fittings & Contents form which I received from my solicitor. That form becomes part of the contract, whereas anything the EA compiles will not.

The estate agents don't do this in England. Your solicitor should supply you with a fittings and contents form you fill in indicating what is staying. You may also want to have a chat with your buyers about anything extra you may have that you would be willing to leave behind/sell.

Where are you?
We did our "fixtures and fittings" form. It came from the solicitor, and the estate agent had nothing to do with it.

That's not standard procedure in England. I've never heard of an estate agent doing anything like this before.

As PPs have said, you receive a printed fixtures & fittings form from your solicitors with items listed and you check the boxes of what you're leaving or taking. You can sell items to your buyers by marking them on the list and stating how much you want for the item (my vendors did this, we bought their slimline dishwasher for ÂŁ100).

The form details form part of the contract so if you remove anything you stated you would leave, you'd be in breach of the contract.

Also, plants count as fixtures and fittings so if you want to take anything specific do make sure buyers are aware
