Traditionally it tends to be the spring when most property is brought to market.

Usually spring is the time, people put homes on the market, so they move during summer. Autumn vendors sometimes worry about Christmas being the time they could either be packing up or moving into the new property. Having said that, summer school hols isn’t a great time to be putting your home on the market, so I would expect more will come onto the market, once the kids go back to school. Agree that Spring is traditionally the best time to Sell. The Autumn may bring a few more properties to market but I can’t see there being a big change seeing as it’s not a great time to sell.

Traditionally, they say that early Spring is the best time to list followed by September. I expect some will list in September after the school Summer holidays but others may decide to hold off and monitor the market for a year or two as it falls.

I am wondering whether to offer on somewhere that is a bit too small and not in my ideal area, or wait until the autumn for something in the area that I prefer.

If you don't love it, don't offer on it. Nothing more annoying than buying something to make do, only to find your dream house on the market a few weeks after you complete.

Better to wait if you can and get something you really like

The problem is I can’t wait for next year/spring and am worried that come the autumn I might not have any real options at all. It’s a very difficult situation and I have already let a few properties go only (which I didn’t seem great at the time) only for the next few that come on the market in my price range to be a worse option.

I mean, I hope so. There is almost nothing new coming on where I’m looking. Less than end of Autumn 2022 and that was the last real low point.

Are you comfortable giving a bit more detail about your current situation, why you can't wait until next year, etc? It might make a difference to the advice offered.

When is the latest you can move by?

The good news is, purchases are a lot quicker now. 115 days from offer to completion.

It sounds as if you would really like to move but it isn't essential. I would suggest going for something that you think you can be happy in longer term rather than rushing into something that isn't right for you because you are fed up.

it essential in that I need to settle in the area where I am going to stay or I won’t be able to move at all. Even if it means moving somewhere that I am not happy with and then moving a short distance across town later

My perception of current market...
Home-owners are unhappy about recent price falls, they want to wait for prices to recover before selling. Many sellers are listing speculatively when they don't really need to move, they just spotted somewhere they slightly like better, so those sellers will list too high, don't have anywhere to go anyway, would take ages to complete, will be annoyed if you gazunder even though prices will have fallen further by then, & won't sell for a bargain price. Also Employment is high so most people have fewer reasons to feel like they 'have' to move. Most potential sellers have no/very small mortgage, and they don't feel any pressure to actually sell, they will hold out for an unrealistic price.

Sorry you're going thru this, OP. I would not expect better opportunities before spring 2024, though.
