Thoughts on this house...

After a 2 year break from trying to get on the property ladder, I have started looking again and came across this house. I'm familiar with the area and it is unusual that the house hasn't sold as normally properties in that location sell quite quickly.

It has been on the market for nearly two months, originally listed at £140,000 (reduced a few weeks ago). I can only assume it is the extension roof that's putting people off, but I'd be interested to hear other peoples opinions and if you think it is worth the price listed? It does look like it needs some work (kitchen and bathroom look fairly new) and I have no idea if that extension is all above board.

the skirting boards off in the dining room looks like a possible damp issue.
Looking again, I think that it is both reception rooms. And it's the party wall with next door, just to complicate further.

That park opposite would be a massive NO. Teenagers hanging out there at night making noise etc.

I think the second one looks ok. Worth getting a survey but it looks to be 1930s which are usually pretty solid.

I’d be worried about the first one as it looks to be non standard construction and may only be single skin with no insulation which could be problematic getting a mortgage and also mean sky high heating bills.

There looks like there are cracks in the rear elevation that have been patched on the second house.

The construction and possible poor quality workmanship would be a worry to be honest.

On Rightmove it looks like there is a house just opposite it for about 12k more that is in lovely condition. I think it would cost more than 12k to get that house sorted and liveable, plus all the hassle and delay while it's done. Could you make an offer on the house that's on for just over 140 instead?
