Has anyone gone ahead bought a house which was flagged as very high risk for shrink-swell hazard?
The structural survey did not find any evidence of subsidence. I was expecting subsidence to come up as a risk because it's on London clay but the "very high" rating has alarmed me.
Digging into the detail, it shows the relevant input factors as:
Tree proximity 10
Underlying geology 9
Local building age 7
Local drainage 10
Local building height 7
Local building type 6
The searches have shown that there are a couple of tree preservation orders in place.
