Anyone familiar with New Malden? Is it a good area to raise a family?

Outpriced in most areas in South West London, we are seeing some properties come up within our budget in New Malden, although I'll admit I have never been.
How is it? Is it a good and safe area to raise children? Talk to me about schools, type of population, high street, green spaces etc. What areas should be avoided?

I'd say that Chestnut Grove one was was the winner. Great location if you have a daughter and would be considering Coombe Girls for secondary school.

On the schools front, for girls secondary it has Coombe Girls School which is very well regarded and has always had outstanding OFSTED. DD went there and the academic standards were very high. We chose it ahead of Tiffin to avoid the frantic hothouse atmosphere as did a fair few others. It does very well by able students. When DD was there the drama department was great and her teacher was a fabulous mentor during her GCSE. Didn't stay for sixth form as got a place at Brit School but got a great grounding. That was 8 years ago now but I don't think anything has drastically changed.

@iovebread the really expensive bit is George Road/ Warren lane and the roads that drop down from there to Coombe lane. Some people would describe that as North Kingston but it’s really closer to NM.

Yep those roads are billionaires row, don't think they are generally in the state school market Grin

It Feels the most spacious out of the 3 you posted. The chestnut grove one is lovely, but feels like a 2 bed that turned into a 3 bed, so a bit small for me and the price! the first one is nice and great kerb appeal, but the street looks a bit tight?

Regarding the one i've linked and like - it's one on Coombe Gardens - what's this street and area like? I can see it is close to the high street.

Would love to know your thoughts too @TwigTheWonderKid and OP @Cuphalfull

Coombe gardens is lovely. Very leafy. Close to Beverley Park, easy quick walk to the Malden Center. I have a friend who lives along there and I always love the look of the houses. It doesn’t seem like a busy road for cars. And in the catchment for Burlington School which is rated Outstanding.
