Buyers asking for £60k off just before exchange

Just as the header says. Suddenly wrote us a long letter ranting about interest rates etc, and asking for a huge discount.

We live in an area where property is scarce and holding its value ATM due to that. Told agent to tell them where to go. I am furious as we will lose our dream home.

I love the poster whose dad ( I think it was) would only sell to the chancers if they paid not only the originally agreed price, but the EXTRA that they wanted it reduced by on top! Excellent!

Happened to my sister a couple of years ago. They wanted £10k off the purchase price which my sister agreed to. Then they wanted another £20k off. Then they wanted furniture and white goods that weren't in the original agreement. After they moved in they tried to claim for replacing the central heating boiler which was practically new and, due to some amazing foresight on the part of my sister, still covered by her boiler cover plan for 3 months after the buyer moved in. The company providing the cover went out to investigate the problem with the boiler and there was absolutely nothing wrong with it.

Give an inch and some people take a mile. You might be well rid of your CF buyers.

Nope. They have a mortgage offer at a lower fixed rate already. Prices haven't dropped round here. There is nothing on the market for what they are asking.

Yes that may well be the case but rates are unlikely to go down so when that fix ends their monthly payment will increase substantially especially on such a large mortgage.

Prices haven’t dropped yet. It will take a while for rate rises to filter through as like you said people have mortgage offers on lower rates that haven’t expired yet.

I have a lot of empathy as the process of selling a house in the uk is shit. But I can completely understand why the buyers may be cautious don’t take it so personally.

@BruisedPear I have empathy with buyers too, but, tbh, he has been a nightmare the whole way through. The agent said he was extreme, and he has never seen anything like him in a very long time as an agent.

Long, rude, rambling letters with no point, nitpicking and rude demands. No idea what his girlfriend thinks as she doesn't seem to have a say in it- apparently it was her "dream home".

Maybe they will change their minds over the weekend and come back to us, but, tbh, the trust is gone and there is nothing to stop them again. The house was well priced and will likely sell quickly again, so we weren't chancing it.

He sounds awful and you’ve called his bluff. Would be very surprised if he doesn’t come back with another revised offer - maybe 10k under next time.

Your EA should have weeded him out imo - it's all very well telling you all that now !

Hmm I had a previous buyer do this to me on the day of the exchange.

I had broken my arm that morning.

I calmly explained that I did not care if the bought the property or not.

They called back and said they weren't going to move. I instructed my solicitor to inform their I wound be making a claim for wasting my time and money.

We exchanged at the agreed price later in the day

I keep coming back to your post. There would be no way of knowing whether they would try it on again. House buying is so much about trust, and we can't trust them.

You're right about the trust @Loobydoobies, asking for £60k off in the first place is astounding cheeky fuckery.

My sister says she wishes she'd not agreed to the first £10k off the purchase price. There were other red flag behaviours during the viewings. Pushy, condescending, self important and generally just an awful couple.

I hope you can get your sale back on track to secure your dream home. 💐

I have slept the best I have all week, and my mood has lifted massively. Highly recommend anyone else in this situation takes the power back!

There is a lot to be said for bringing an end to the saga yourself rather than letting it drag on. It really is a break of trust to do this so close to exchange. I have my fingers crossed right now that a probate sale in my wider family goes to plan and the purchaser continues to realise what an absolute bargain she is getting. Good luck@Loobydoobies

We're about to exchange and our buyer started making noises about similar properties in the area coming down in price since they offered. They haven't explicitly said they want a price re-neg and we think it's a tactic to hurry everyone up. The fact is at the point when they got their mortgage offer (and we did) the interest rates were better, and the prices were higher. We're in exactly the same situation with our onward purchase, it's just the way it is.
