Estate agents-is it poss to tell the value of a property from viewing it from the outside??

if so, can you have a go with mine? its on my profile. 3 bed 300yr old cottage, small garden, 2 receptions, on a busyish road, garage, part double glazed, central heating, wood burner in lounge, nicely decorated. 15 min walk to town and river. backs onto primary school. what do you think?!

I'd say no on the basis ours looks small from the front but everyone is surprised how much bigger it is internally.

i know i know! i have an estate agent coming tomorrow but am impatient as we have seen somewhere we desperately want but need to know how much ours is worth first! am v excited as dh is keen and he is never ever keen lol

Just value it yourself by looking at what similar property actually sold for recently.

you can't possibly value from the exterior alone, new kitchen/bathrooms and a modern,clean decor make a big difference to a propertys price.

god, £175k???? i will jump off the roof in despair if it is valued at that!
the frustrating thing is is that there are NO properties like it in our area its in which seems to make it hopelessly impossible for estate agents to value it.

In these parts you'd get about £450k, no idea about Exeter though.

if it's hard to value get at least 3 agents round to value it and expect quite a lot of variation in the valuations (10% or more). You then have some options - go for a lower price but call it 'offers in excess of...' and see what happens OR go for a high price and see if anyone turns up or go for something in the middle and hope for the best! Depends on how much £ you are prepared to trade off for a quick sale.

thanks all, not sure which other agents to invite, the one coming tomorrow is v local. you know how some agents have real bargain basement houses, some in the middle and some top end??? am thinking of inviting a middlie but they are based in the city centre whereas the ones on this side of the river (the wrong side apparently ) tend to be cheaper kind of new estate houses but all local. but i might think if i were looking for a house like mine i would look in the middlerange agents.

does any of that even make any sense? i know what i am trying to say but its not coming out right!

How busy is the road? How well maintained is the house? Is there potential to improve/extend? Good school catchment area? How big are the bedrooms? Are you overlooked?

I live in London so all things being equal, I'd say £1.2million.

update- estate agent came this mornigna nd it has been priced at 270k which is more than we hoped for so have been giddy with excitement all day!!!!

Why don't you take a look at the ONS website... that will give you a rough idea of house prices in yoru area

Or one of those property house price websites?

that would be as close as an Estate agent would get without going inside............

Try googling Up My Street, which can give you the prices of what has sold in your area recently. Mine is a 4 bed old house in Cornwall, in the Tamar Valley, no garage or garden, but worth £300k at last valuation.
