Hi all
we have had planning permission granted for first pic. Second pic shows current space. I’m not happy with the ‘snug’ room on the first plan it’s been pushed back thanks to planning and is now not really a room we can use as intended (was going to be play room and occasional bedroom / study)
so back to the drawing board - sort of - I want to keep the lounge as is but what would you do with the proposed L shape which would be left?
absolute essential is a downstairs loo and utility. The rest i am open to, the dream being a large entertaining space. The playroom I don’t think will happen so if it goes, it goes plus by the time this is done our kids won’t want one!
i wondered about a utility/ loo top left and the diner kitchen moving to a sort of lounge extra. I’ll try draw it out…

I think I might love you! Genius! I love the idea of it being a Murphy bed and the previous link you posted has some winners. Idea wise anyway! I think access for the loo from the study is absolutely the right thing to do. It will also really help me position the fridge freezer as I couldn’t use that entire wall in the kitchen so was frustratingly coming out of worktop space, not anymore!

Is the plan accurate that the wc will only be 52cm wide? That's really a very narrow space to go to the toilet, a washing machine is 60cm wide to give an idea of the size. We've recently built a downstairs toilet with a pocket door and it's 100cm wide, which feels enough to move around in, turn and flush etc.

That’s what they’ve suggested and is a good point. I think the whole utility / downstairs lol needs looking at!

Our study is 313 by 233. In that we have

• Oak furniture land corner desk
• Oak furniture land filing cabinets
• 2 seater sofa bed (can't remember where from). There's enough floor space for it to open out.
• Large TV, wall mounted

It's got a 'snug' feeling in that it's compact, but doesn't feel cramped.

FYI - I would make the study/snug window bay fronted, to match the other front window.

Do you actually need a sink in the utility? Washer, dryer, yes, but what will you use the sink for? I don't have one. Never missed it.

My MIL has one..but rarely uses is it (just stores stuff in it).

I think loo is 82cm wide not 52.

Ours is 83.5 wide. Works OK. We had to use a caravan sink because the door was on the short end. But it is for having a wee/washing hands. Doesn't need to be massive.

We do have an inset/recessed (not sure if right phrase) bathroom cupboard...so it is built into the plasterboard wall...only sticks out an inch but 4 inches deep. Not sure of photo explains it.

I prefer your cardboard cutout plan! With the utility at the back in the family area, and the front snug/utility area becoming party of the kitchen multi use room.

As it is the back family area and the front snug are both a bit on the snug side! And you have 3 sitting areas which seems excessive. I’d rather have a larger ‘family area’ at the front. You could always put doors between it and
the kitchen area.

Something like this? Similar to your cardboard cut out but retains the snug and makes it a bit bigger.

In addition, I'd make the area that was utility/WC a built in cupboard for storage (especially if you are losing garage space to make this).

Also note - WC next to living room, not utility. You don't want to hear the washing machine going through the wall, while watching TV.

I like that. And good point about the positioning. We are losing the garage so need as much storage as we can make and salvage!

We moved to a house with a garage conversion, from a house with a garage that was full of 'stuff' (never a car). I worried about storing garage stuff in the new house.

However, the built in cupboard in the new house (which is effectively the back 90cm of the old garage, with double doors) is amazing and plenty big enough for garage stuff, as long as organised. See attached.

Oh that’s a great idea! We could do something like that if we push the snug a bit longer without making it too small.
