Hoping someone on here can help. Am selling my dads house that has solar panels and we are in the enquiries stage, which is really dragging. There are a few things we can not provide as the documents can’t be found.
So I wanted to ask on here if anyone who has solar panels (these ones were installed 10yrs ago), could confirm whether they were given these, or had this done?
Whether a structural survey was done prior to installation (they want to see the evidence)
A building regulation completion certificate given
And if planning permission was required.

I’ve found the MSC certificate which I thought would be suffice but apparently not. Solicitor isn’t happy until we can provide the above! And the solar panel company went into administration years ago so that’s a dead end.

Sorry cant answer your question, but… have you checked to see whether it’s listed on the councils building regulation website. When you have boilers, new windows out in you can see it listed on building regulations on the council website… solar panels are listed too, so it might be worth looking. Surely then if it’s listed it must of been done following all relevant regulation. Fingers crossed x

We sold a house with solar panels.
The MSC certificate is what you need and shows that the panels were fitted to the correct standard and in line with building regulations.
We sent our solicitor a link to the MSC website to prove to the solicitors that this is the certificate required.
Planning permission is not required for solar panels unless the house is in a conservation area or is a listed building. There should be an area on the council website that states this.
It is standard practice to do a quick survey to check the roof is suitable for solar panels, but it tends not to be documented. Again the fact that a registered contractor was used should be enough indication that this was done.

We've had solar panels. No formal structural survey before hand, just the installers coming out to quote. No building regs completion certificate after they are installed either. We have the MCS certificate and the work was done by reputable installers.

Still might have been done, council might not of completed their docs. I would speak to your solicitor and ask what they want as you have the MSC certificate.

I will get back to the solicitor, I don’t know why the buyers solicitor is not wanting to move forward until they have this.

Most solicitors don't understand that this is the document needed.
It took ages for them to realise this when we sold a house with solar panels.

That seems to be the issue we’re facing too @catndogslife You would think they would know this! It can’t be the first house they’ve dealt with that have solar panels.
