I know this is a 'how long is a piece of string ?' question but how long from the start of enquiries did it take to completion for you?

I don't think my sol has even started on enquiries yet and we're at 8 weeks. Searches are back. Survey done. No mortgage.

Ask whether any enquiries have been made.
It does rather depend on how quickly they are answered and what the answers are.
Are you in a chain? Completion will need to work for everyone in the chain.

There's no chain. House was refurbished by a property company so it is empty.

It took 6 weeks from appointing to enquires. Then about 18 weeks to exchange and complete. But my buyer was slow and had to write everything down twice.

We're in a holiday chalet until we complete with 3 kids.

@WhereshallIwander i wouldn’t take my sale as gospel. The buyer wouldn’t make any decisions by email and had to go in and make appointments.

She is renting my flat out through the estate agents I sold through. They are constantly calling me now asking questions. It’s was all answered during sale and she got no survey and insisted I pay for indemnity insurance

Are you renting the flat out to her before she buys it?

Is that even a possibility?

I was wondering if we could ask the same of our sellers as the house is empty but didn't think it was recommended.

Dotty, I'm not getting a mortgage on this one so no banks involved.

I would have thought you should be able to get this through really quickly. The developer will be keen to progress quickly to get their profit so should respond to queries pretty sharpish. With no mortgage and no chain there shouldn’t really be anything to delay the purchase. Did your searches reveal anything that could be a problem or need further clarification? Have you had a survey?
i recently bought a new build from a small developer and managed to complete in just under 6 weeks! I made sure I had regular contact with the estate agent and solicitor to keep everything on track

My friends just gone from offer to completion in 16 weeks.

We are currently 8 weeks after making the offer, and the enquiries have been made but haven’t been returned, but everyone is adamant we’re aiming for late August! So, 3 weeks away apparently (I doubt this!)

I have had a survey and nothing too worrisome came up. It's all been refurbished by the property company.

Foodfan, When I sold ( a few weeks ago) I completed any enquiries asap and sent them back the same day or day after. I completed the sale in about 11 weeks but this purchase just seems to be going quite slowly.

You definitely need to start chasing everyone up on a regular basis. Contact the solicitor yourself and stress you need to complete asap, and also get the estate agent to do some chasing on your behalf. Are you able to contact the developer as well to make sure they have done everything they need to? You need to be tenacious!

I contact my Solicitor approx once a week but usually via email. Should I start calling more often as I emailed yesterday morning as still no reply?

Sellers EA is not very responsive at all.

Proof of deposit and where it came from was done Monday. My solicitor has just written to my fiancé for funds and where they came from. I don't know what else there is after this. So far it's just shy of 6 weeks. It's a vacant property so no chain.

Seems like you are moving pretty quickly then. My offer was accepted 12th and enquiries not started yet as far as I'm aware. You should be good to go soon.
