Veranda roof replacement and extension

We have a small veranda (approx 2x2m) which has a flat roof. We’re looking to replace the flat roof with a glass pitched one to get more light into the space and extend the raised deck area by 0.5m so it’s slightly forward of the kitchen. Looking at the permitted development guide this would not fall under PD because ‘are you building an veranda or balcony?’ is its own question. and we’d need to apply through the planning portal. But we could build a full extension in the same foot print and extend by 1m further under PD. Is this correct?

Seems strange that we can extend and do so much more under PD but not add 2 more planks to what’s already there. what am I missing? Thanks

If the decking is <30cm high then you could extend it under PD (subject to area covered by decking). If not then it is a planning application.

Alternatively you could apply for an extension which you can open all the sides. Or even build an openable conservatory under PD.

The planning application fees are not much more than certificate of lawful development fees so it's not that big a deal.

Permitted development rules are sometimes really odd, quite badly worded. The planning Jungle website has a really good critique of them.

Thanks. We’re trying to keep cost down and so don’t want to build a full extension.

the decking is less than 300mm high. If we extend the existing roof to cover the extended decking, does that come under PD? At what point does decking become a veranda?
