Disposal of seller stuff post exchange

We are close to exchange and completion, 1 query pending and then they will decide the exchange date. Our solicitors informed us that the seller can only clear the garage of this house once he is back in September (he has relocated to Canada) which would be post exchange and completion. Our solicitors cannot guarantee this and this is an understanding between us and the seller. We haven't even see the garage from inside since the keys are with the seller who is in different country. Please advise if this is normal. Any advice/suggestions would be greatly helpful.

If the garage is just that, a garage, and not made secure in extra ways, I would see this as the sellers problem, not yours. He's being very trustworthy. I can imagine it would take half an hour and a few tools to be in the garage, and what comeback does he have if you turf it out if you own the property? I doubt he would have any.

I would carry on with completion, and being generous about storing it or not depending on how much of an arse he's been in the rest of the process. By the sounds of it, I would be messaging the day after completion to say that unfortunately you need to use your property ASAP, and therefore his stuff is in a corner of the garden covered in a tarp by the end of the week. Lets see if he can find a nominated person to collect it then.

He says access only in his presence. No access without his presence.

Well that’s not really his decision when you own the property is it?
I would genuinely be concerned if there’s like guns, drugs or a body in there

I didn't see inside the garage of the first property I bought. It was full of stuff, the keys had been lost and there was a hole in the roof......I knew this though and didn't have to let seller in. (It was an ex rental) I got the men that fixed the roof to clear the stuff - and let them have first dibs on what was in there.....I think they got a few bikes.

On our current house we had a nightmare for many reasons......but the seller wanted a plant out the garden although once they sold there was no urgency to get it.....we stayed in to provide access a number of times. Eventually we gave up. It is still there.

I would want to see the contents before agreeing to store it - what if it's illegal. I would suggest you agree with him you can change the locks. That puts you in control. He can't access your property unless you agree. And also withhold some funds until the garage is cleared.....minus what it would cost him for commercial storage.

Or a well I saw a program where there was an unexpected well in the outbuilding once the vendor covered it with a bit of board and dirt

Oh god it will be full of shit. The house before this one had 3 skips of rubbish I had to get rid off and the seller claimed he left 2 pots of paint!

Once you've bought the place you may not be able to make him get rid of it.
