This is a very expensive area of South West London, with great train connections, schools, all the amenities you can think of, safe and very close to Kingston, which is an amazing town for shopping (just saying this as I appreciate people from other parts of the country might think this price is nuts for a property like this):

Have to say OP I’d go for any of these rather than the one in your OP.

I also love the first one in this list but has a short lease so that would be a no for me.
The other ones are too small. The house has potential but we wouldn't have the money to re do it. Could change floors but that also requires a completely new bathroom and more work, we couldn't get a property like that sadly.

If it's a good price and gives you what you want then yes I would. I presume you are asking because it's not a 'pretty' house with no kerb appeal?

I've lived in an ugly house, but you don't see it when you shut the front door. The price should reflect this

Laminate again should be too expensive and it you have friends/family/partner who is diy savvy you can do it yourselves.

Yes appreciate it can vary massively - what I mean is, can you get a new bathroom (including tiles, cost of works etc) for under £5K for example? And re flooring, no we are not very diy savvy - could that cost also another £5K all in?

I would expect under £5k for a bathroom and we've done a lot over the years!
As long as you are not moving pipe work and replacing like for like it shouldn't be overly expensive.
I tend to get a plumber into fit the sanitary ware then some to tile etc

EBay for tiles or basic white from diy store
Really shop around. It's generally when you use a bathroom company it becomes expensive rather than getting in the individual trades.
Same with flooring, look for a bargain, buy and get a handy person to fit.
Is it just laminate downstairs or throughout you would want?

I don't think the price is nuts.

It's not my style of house but if this is where you want to live and can't afford something different then you've not much choice.

@justaweeone I just wanted to get an idea of costs as properties like this one would be an interesting option but realistically we’d only have a max of £10K for refurb after buying and I am not sure something like that would be too much for us

That last one needs more than a new bathroom – there's damp in that conservatory and I suspect the previous occupants were smokers, looking at the ceilings.

I'm surprised at how low these prices are, actually. Surbiton was about as expensive when I lived there and that was 10 years ago. Such a lovely place to live.

I actually think the one in your OP is pretty good, besides the lack of garden – but you're not far from green space there. I used to live on Claremont Road and it was lovely.

As a fellow SW londoner - I think it would be difficult to get a bathroom done for £5k incl labour and all the stuff. The labour alone will cost best part of that round here, and then you have to buy all the bits. You could probably just about manage it but would have to be quite basic and hunt out ebay bargains etc, and shop around on builders.

That house will need other stuff doing too - so would only make sense if you can see your income increasing or costs going down (eg child going to school, less childcare costs) in the next few years so could afford to do the work then.

I agree that potential to extend and not having to move again definitely makes it a good option in the long run though BUT only if there is realistic prospect of having the £ to do it in the nearish term

Okay, if you buy a flat how long would you probably live there for? Think how much it would cost to move again. Drying washing, you can't beat a garden. It's a nice evening instead of going to the pub, family bbq in the garden. You can potter at home while DC plays in the garden. Grow some herbs, salad items.
That house doesn't need a refurb imo, it needs a deep clean of the bathroom, fresh lick of paint, a good clean and a carpet cleaner on the carpets for a start, then you can gradually do things as you can afford them.
Go and have a look ( this is key as you don't get the complete picture front rightmove) and remember how different it will look with your things in it and some TLC.
We bought a similar house years ago and it was eventually a new bathroom and a new kitchen a few years later. We ripped up the carpets and were lucky to find floorboards which we sanded.
It was all done on a budget dvd looked like a different house when we sold it 7 years later.

I think it might have been a rental and probably not been aired on a regular basis.
The bathroom tiles have mould on then due to lack of ventilation or proper cleaning.

What about this one OP, it is a similar size to the one in your OP I think, but has a garden? Also share of freehold, garage, off street parking and close to two parks. Not as instantly appealing on the photos but could be worth a look.

No outside space would be a deal breaker for me. You don't need much outside space, as a PP said, as long as there is a park nearby, you can take your DD out for a run around or to use the play equipment. A small outside space (even a decent sized balcony) will make such a huge difference to your quality of life.

Living in a flat where you constantly have laundry drying in the corner of the room gets wearisome. Being able to go outside for messy play is so much easier than trying to do it in the kitchen (or not at all). It's great to have somewhere to grow a few herbs or tomatoes or strawberries or flowers to pick for a vase. Most of all, being able to get outside for a coffee or a BBQ or a glass of wine will make life so much nicer, especially as you have a little one so you can't go out on a whim just because it is a nice evening and babysitters are expensive...

That Douglas Road one is Tolworth OP, not Surbiton. Your original one is so much better. Don't compromise on the location.

I don’t know the area but I agree about outside space and I personally would prioritise your own property (rather than a house converted to flats) above nearly everything else, so for that reason I’d be inclined to go for the less pretty house that needs work

If that’s the wrong area though, I do actually really like the first option in the OP. Seems light and very spacious.
