Estate agent just to value?

We live rurally in a big old house we renovated from scratch. It's private and stand alone so nothing nearby to compare prices to.

We want to sell IF it's worth enough to pay off the mortgage and go mortgage free.

Will an estate agent come out just to price it? I don't want to say we want to put it on the market because I'm not sure we do - that totally depends on the valuation.

I would just say you are thinking about selling and want valuations? Then you can change your mind or say you went with another agent…

Just tell them youd like a valuation as you are thinking of moving- most people would get a few valuations before choosing an estate agent anyway so valuation doesnt automatically mean they would get to market it.

Yes of course. Savills will come out to value houses like yours so I assume they all will. It's potential future business to them.

One is not enough. You need three to get an average as at least one is bound to vastly overvalue it to get your business.

I'd make sure it's a local, possibly independent agent who knows the area.

We had to sell our mother's house 8 years ago which was, like all the houses on her country lane, unique thus difficult to value. I needed to know the value for death/tax reasons; so my bro 🙄 just called three random chain agents out, one by one, who valued it between £410-490k 🤷🏻‍♀️. All struggled to find the house!

When it came to sell, I got the highly rated local guy out, the one I would have used first up. He reckoned £450-460k. We got £455k.

Your agent needs to know the market, not just use averages of similar sized houses etc.

Ok. Thanks for the advice.

Because the house was all but derelict when we bought it and has been totally redone it's hard to work out a value. I also realise - it's worth only what someone is willing to pay but I'd like someone in the industry to give us a decent idea of a ball park figure.

They should be able to work out PSF value and take into account the quality of renovations.

We did this last year as we were debating selling and got 3 very different valuations and very different experiences - the lowest valuation the EA didn’t even look around much, the other two did a full viewing and sat with me to chat about the property etc to understand all the work we have done etc.
we decided to wait a few years but now know which EA’s we would use when the time does come

Of course they will, but, as a pp said, you need to get 3 or 4 valuations. Even more so with an unusual house, or a house that hasn't really got anything to compare to. You will probably get quite different valuations from different EAs.

It absolutely normal though to ask an EA to come and value your house, so that you can 'do the sums' as to whether you can afford to move or not.

Yes they will but they charge. I paid £25 for an estate agent valuation about 5 years ago and was looking at selling then.

Decided against it as the value wasn’t where I wanted it to be.
Looking to sell up in the next 12 months for definite as retirement beckons so will be doing it again.

I have never been charged for an estate agent valuation… last sold in 2021, had about 4 round, went with one, none of them charged

They will give free valuations if you say you are thinking about moving in the next few months. I would get at least 2 round.

You should only pay for an independent valuation, not an estate agent's 'valuer'.

Tell them that you want to know the marketing price on the basis that you will only give them 4 weeks to sell the property. Otherwise they'll quote you stupid figures just to reel you in.

Yes of course they will. My husbands an estate agent and he does it all the time. They'll want to take all your details though but it doesn't mean you have to sign up.

You have to bare in mind though that you'll need a few to come out and value it and the agent that prices it the highest is often the most desperate. So go for the average price not the highest as your final figure.
