Which would you choose and why?

I wrote out a long post about our situation and the pros and cons of each house and MN ate it. So ask any questions but it boils down to which of these would you pick and why if one of you worked in Tring and the other in Princes Risborough, family of 4, kids age 2 and 4?

House 1: (note it's not clear from photos but it needs new bathroom and kitchen immediately, amongst other immediate fixes totalling about £50k of work, as things are nowhere near in the state they look in pics)

3 for me. Normally I'd say 1 but I wouldn't touch a modern method of auction property with a barge pole.

3 is the only real option because 1 is a nightmare and 2 is too overlooked and poor setting. But obviously it is still not ideal.

Thanks all. Since I posted, I've had an email from the auction company that I apparently bid on the property when I never did! I literally told the auctioneer guy who phoned me that I didn't want the property. He was quite patronising and rude and kept talking down to me and trying to "negotiate" when I kept saying we didn't want it. All I wanted was to pass on feedback to the owner like you always get asked to do after a viewing! Have had to write them a complaint. Jesus Christ. Will now avoid any properties from the auction company the estate agent is using, so 1 is now off the list even if it does come down drastically so we could do the work it needs that wasn't apparent before the viewing. Sigh. I have no idea why the person selling the house decided to do an auction instead of just taking offers but I think she got some very bad advice from somewhere.

@Mooserp that's very nice but out of our budget, unfortunately. Unless you're thinking that in the current market we could get something like that knocked down to £350? Seems like quite a big reduction.

I'm house hunting at the moment (different area and price range) and I've upped my price range on Rightmove as the market has changed, and I think offers below asking are to be expected.

@justaweeone oooh that's got a lot of possibilities and we do like going to Aqua Vale and that park. Very good sized rooms and an unusually decent width for a Victorian terrace. I really like the tree in the back garden, just the right size for little climbers. And being walking distance to the Tesco would make life very easy, too.

make sure you buy something that means you aren't thinking about the 'next' house already, moving is expensive in all ways.

the last one @justaweeone posted us the best so far, but obviously I've no idea abit DH's commute etc.

Check the flood risk for the one near Aqua Vale. There were floods a while back that might affect insurance.

House 3 or one of they Aylesbury houses I'd say.

As an aside, is that a car radio in the wall next to the toilet in the main bathroom of house 2?!

We spent a lot of time in the park and swimming pool many years ago ( we lived in Aylesbury for 7 years )!

If none of them are quite right then I'd hold off and see what else comes to market.

The good thing is is that prices aren't sky rocketing at the moment so there's no need to rush things.

No matter what your budget there is never the perfect house and compromises have to be made but if you can't make any of these 3 work for you then hold off until you see something more suitable.

Sorry I don't know the area so can't recommend anything.

An update for anyone who wants to know. We had an offer accepted on a nice flat we found, and after two months of conveyancing, it's fallen through. Back to square one and we're looking again. The houses for sale in the area have largely not changed (that auction house on Goldfield road has gone now though). We didn't like anything we viewed in Aylesbury.
