Water tank and bath

I have a flat that has water tank. There's ensuite with shower, and another bathroom with a bath. I'm going to renovate the bathroom and ideally wanted to change bath into shower. Is this a bad idea, considering if I want to rent this flat later (or sell). My understanding is that with water tank, you'd use all water to fill up the bath (if it's enough) so it isn't practical to take a bath in the first place. Any thoughts?

Bad idea. Most people like the option of being able to have a bath, even if it's only once a year.

A shower over a bath is better than no bath at all.

I agree.

Maintain the bath option, because once you remove it it is hard to put back.

Also think about who is likely to live in the place. A 1 bed singleton/couple probably would be happy enough living in a place without a bath for a few years. But a family less so.

Such a pain having a bath. My plan is likely to rent this out at a later stage, so shower would work (for professionals), but maybe it's better to keep options open.

Deff keep the bath. It’s very normal to have a bath and a tank.

How big is the flat?

If it's a family flat then probably a bath, if it's a one bed and removing the large water tank creates valuable extra storage space that's currently lacking I'd go shower.

Also, how is the water heated? If it's an all electric flat not having the cost of running an immersion heater will be better for tenants.

I would wait until you need to replace your boiler. Then get a combi boiler which does away with the need for a storage tank and frees up space in the flat.

2 bed flat. Gas central heating. not sure how straightforward replacing with a combiboiler is in an apartment building...

2 bed flat could easily be for a family so I’d keep the bath (with shower over).

We have an electric shower over the bath in the main bathroom which is basically the children's bathroom as we have an en-suite. The en-suite shower is a mixer fed by the tank. The children have an electric shower meaning they don't drain the tank no matter how long they are in there and a hot shower is always available. Be careful with some combi boilers and their heating ability to water flow rate. We had one in our previous house which took forever to fill the bath. Make sure it is the right size for a 2 bathroom household.

I would keep the bath though especially as you are planning to rent it out or even sell it. If you were staying for 20 years that would be different. Lots of people like having a bath. We researched this when we refitted the bathroom 7 years ago.

@BerryGoodPuddingSir My ensuite has low water pressure, wonder if getting electric shower in the main bathroom would help that. I need to get some plumbers around (water tank also needs replacing unless I change to combi boiler), thanks for the idea.

You don't need a water tank to fill a bath. We live in a flat with a gas combi boiler and we have a shower over a bath and it manages to fill the bath perfectly well.

I meant, I currently have a water tank. If I were to fill the bath, it would use all of the hot water (if it would be even enough).

I would prefer combi-boiler over water tank (and shower over bath!) 😁
