Noticing that people also for sale with my agent, but not SSTC, are viewing my property

Houses are not selling fast where I am so agents are letting people arrange viewings before they are SSTC.

I've no objection to viewings but wondering if these viewers are genuinely interested in my property or if this gives them some sort of advantage with our agent. Agent will try harder to sell their property if there's a chance of a purchase too?

Or are they just bored having been for sale for months and just want a nosey around to see what's avsilable?

It's a cold market, most of our viewers have something they still need to sell. We've had offers from non-proceedable buyers too. It does help you as it shows interest in your property when a proceedable buyer does come to our a number down, especially if there are multiple offers on the table.

Our house is on the market again after our chain fell through and we were viewing properties/putting offers on but we stopped as our offers were (understandably) not accepted and just drove the price up for others.

When my house was on the market I viewed houses I was interested in buying. Sometimes they were on with the same agent as me. I am not sure what other reason someone would have for viewing - interest or nosiness, as always. I guess your agent might be encouraging them to view if they are looking in your price bracket, but I don't see how that could be a bad thing. I was encouraged to view a house I was iffy about and ended up offering.

Your EA will actively be directing them to your house because there is a lower chance of a chain breakdown if the EA is managing both ends of a chain.

I have seen two houses in as many days that have had had sales fall through twice in the last 15 months and are now back on the market for a third time.

It makes sense. It also makes sense for you to take those sent by your own EA pretty seriously for the same reason. They have a double vested interest to make sure everything goes smoothly.

I've been on the market for 9 months had a few unproceedable offers and accepted on a chain that fell through (luckily before we paid for surveys on our onward purchase). I'm about to look at a house tomorrow even though I'm not proceedable and if I like the look I am tempted to drop my house by £20k and get it sold asap so I can make an offer. It is worth letting some unproceedable buyers look round if they could potentially turn into a sale.

Unfortunately its a super slow market at the moment, I am so exhausted after 50+ viewings...

Interesting, your answers have given me a more positive spin on the viewers my agent has been sending me.
