Can we complete in 8/9 weeks?

Chain free and cash buyer. Seller is a company which does up houses and house currently empty.

Searches are done. Waiting to start enquiries. I complete on my sale on Tuesday after a fairly easy 11/12 weeks and buyer getting a mortgage. I knew there would be a gap but I wanted to get my sale through rather than make my buyer wait. I really need to move in by mid August. Am I being realistic in asking for completion by then?

Sure if the queries are straightforward. And if it's a property company selling then all paperwork should be ready.
I completed in five weeks from offer two years ago as I was a cash buyer, my solicitor was on the ball as was the sellers'. Only a couple days delay due to the fact sellers live in Australia so a bit of time issue but still in after five weeks.
Back in the day (80s), you could look, get offer in, book survey, get searches and mortgage offer and be ready to exchange in a week! It was a busy market then too.

We did! We had a little chain of 3 and we all wanted in moved on quickly due to our buyers mortgage running out and us wanting to be moved before the 6 weeks holidays and our son starting school in September. Everyone was on the same page so it all just swam through! We all had pretty on the ball solicitors which massively helped too!

When I bought this house I had already sold my previous house and was living with my mum with the money sat in my bank account. I bought an empty house which had been redeveloped by a property developer so I was a cash buyer of a house with no forward chain - an ideal situation!

My offer was accepted on 22nd December and we completed on the 31st January, in just over 5 weeks which included Christmas and New Year. My solicitor was an old university friend and he worked very hard to make it happen in the tight timeframe, he would phone me from home in the evening and I could then pop round to his house to sign things etc. He badgered the various local government departments re the searches and pulled in a few favours! The hardest thing was finding a surveyor was was free to do my survey over the holiday period.

I wanted a quick turnaround as I’d been able to negotiate an amazing discount providing I could exchange within six weeks, totally forgetting that most people stop working for two weeks at time of year! I didn’t actually move in until the end of February, I was a teacher so waited until half term to get my stuff out of storage, so was able to get wardrobes and curtains fitted as the house was a totally empty canvas, fully renovated and carpeted but not much more!

Yes it’s doable . We bought and sold in 7 weeks from offer to completion in 2021.
Good solicitors - ours used an outline app to upload and view all the documents. Motivated parties.
Don’t leave removals to the last minute or they get really expensive!
Our conveyancing was done in July/August which is tough. You have to be firm about the date that you expect to move.

Buying our current house, they were very motivated sellers and we were very motivated buyers. We viewed the house in November and were in by January, so it is just about possible if everything goes well.

We were only getting a small mortgage though and already had buyers on our house lined up. This was 5 years ago.

I have just completed in 9 weeks from offer accepted and that was on a mortgaged house. My buyer was a cash buyer and I bought from a developer. Solicitors on both ends being proactive and also all those in the chain (3) answering queries swiftly was the key to it. I never once had to push my Solicitor I just struck gold with a good one.

Yes, easily, IF both buyer and seller have efficient solicitors and aren’t using the cheapest online conveyancers available. You get the service you pay for. Always amazes me how people hand over a fortune to the estate agent but then penny pinch on lawyers and are surprised when their emails are ignored for weeks.

The solicitors both sides are key. Also having the EA motivated to encourage the other side if necessary. We completed in seven weeks. No chain but with a mortgage.

No, not using cheapest solicitors. They specialise in shared ownership and based a distance from me but not an 'online' one as such.

Not heard anything from their EA after emailing her last week. My solicitor knows I need to complete ASAP. Do you think think it's too early to specify an actual date?

My sale has gone really well and I completed yesterday with no issues.

Our stuff is now in storage. Removals are already paid for in and out of storage.
