And does property still sell after you lost a buyer?

watching with interest. We are about to put ours up as we've dumped let the kids hang out with grandma while we do up the house.

going to view one next week, and already has a couple viewing so maybe not such a bad time.

Hi OP, we put our flat on the market two Mays ago and accepted an offer fairly quickly. Due to us not being able to buy a house within their time frame we naively didn't realise it would take a long time the incredibly patient buyers pulled out. We put the flat on the market once we found an interim rental to move into but that was in September. And again we accepted an offer fairly quickly.
Our flat wasn't on the market in July but we viewed plenty of houses too bloody many that were. In my experience nothing had slowed down drastically but this was two years ago and obviously lots have changed since then.

Round here they are still moving very quickly. On the next street to me about 5 or 6 have sold in the last 2 months

Zapzep · 21/07/2023 21:05

@wizzbitt what do you mean two “mays” do you mean months? I’m confused

Sorry, it was two years ago in May. Poor English there. In my head it made sense.

CatsOnTheChair · 21/07/2023 21:14

Two mays ago, I guess means may 2022

Yes, stuff sells all year round, but I think it's traditionally slower this time if year.

Our buyer pulled out June 2022. Sold end July 2022.

wizzbitt · 21/07/2023 21:16

It was actually May 2021. Bloody hell it seems it's not only my English that needs work 🤦🏿‍♀️

Destinedforfakeness · 21/07/2023 21:17

I sold my house in July last year and bought in August. Didn't complete till Nov but still did the offer acceptance bit.

WeAreTheHeroes · 21/07/2023 21:19

You can sell at any time providing it's priced right. People move all the time.

Zapzep · 21/07/2023 21:35

A@Destinedforfakeness what do you mean by offer acceptance bit?

We listed our property on RM about two weeks ago and we had five viewings booked for the first week. We had one offer which was £10k below the asking price but that was within the bracket we'd previously agreed we'd be happy to accept. We're keen on a fast sale so we accepted the offer, and now the survey is taking place on Monday! I'm really, really hoping that the survey is OK and we can complete within the next 8-10 weeks max.

In this market people are looking for bargains so if you can list at a competitive price you should be able to get at least a handful of viewings, and then it's in the lap of the gods!

Assuming you are in the U.K., school summer hols are the worst time to try and sell tbh. We put our home on the market Aug ‘20, found a buyer a few months later, moved early ‘21. The market was very different then.

My friend is trying to sell now, similar area, she has a couple viewings, but from buyers not in a position to proceed, and nothing else since. In fact a recent catch up with her EA revealed they hadn’t conducted a viewing on any property on their books for the past two weeks. Perhaps your area is different, regional variations etc.

Good luck I hope you sell soon and find a lovely new home.

Seaitoverthere · 22/07/2023 07:11

We went on the market last spring under offer to a first time buyer who found they couldn’t get a mortgage . Agent took sold sign down evening of 15th July, we had neighbour’s cousin and a person through agent look at it the next day and to our surprise on the 17th (Sunday) agent called with an offer. It was a split chain as family moving in with parents and both had houses to sell and we completed 9.5 weeks later.

However the market is very different this year. If you go on the market then you would be well advised to price sensibly with a view to getting a buyer then negotiating hard on what you buy.

DarcyParty · 22/07/2023 08:15

Our house went live yesterday, had 5 bookings to view and one offer at full asking price (which is a bit strange, they haven't even seen the house!) I'm waiting for the estate agents to open to see what the craic is

3 houses have sold on our street in the past 3 months, all sold quickly, it feels a bit crazy

Zapzep · 30/07/2023 10:43

I haven’t had any viewings after a week back on the market

Permanentlyfrazzled · 30/07/2023 13:26

Four weeks back on the market, 4 viewings, 1 second viewings, and another second viewing next week. Feels really slow compared to before but just grateful we are getting some interests...apparently average time to sell a house is now over 2 months...

Zapzep · 30/07/2023 14:22

@Permanentlyfrazzled thank for the perspective
