Renters buying house they're in

We're the renters looking at whether we can buy the house we're in- landlords are selling. It's been valued at and landlord wants to do private sale. Hiw much under valuation price would you offer?
Estate agent valued it and the said a good price would be- and knocked £15000 off asking price!
Anyone been in similar position?

Don't wantoto put a silly offer in or be taken for a ride. Landlord will be saving estate agent fees and its more convenient for him to sell to us- no empty house, no repainting etc to sell So trying take that into consideration. He was due to get work done in it and that was £2000 worth.

Get three other EAs in independent of your LL. Chose the middle one. Take 5-10% off.

Get a surveyor to value it not a estate agent who is trying to get business; then say your offer is subject the the mortgage and they will give a valuation too

Get your own valuations, Estate Agents should charge 1% to 2%. We paid Solicitors fee of £1,500 for selling a house 3 years ago. £15,000 off asking price is good provided the valuation is accurate.

@Mindymomo thanks yes that was an estate agent valuation we got. So owner wants private sale to cut out estate agent & fees.

As an aside OP, we did this in 2002 and offered to buy the country cottage we had been renting for £700 a month. We had it surveyed on the quiet first and were satisfied there were no issues. The owner named his price and it was lower than we expected so all good. On the day of exchange (not completion) as we sat with our solicitor, the vendor called to say that he had mentioned the sale to the letting agency and they pointed out a contractual clause about loss of income for them (a % of rent) plus the fact that in the event of a sale, they had first choice of becoming the estate agents and taking a fee for selling it. As a result he wanted an extra £30K or the sale was not going ahead. We negotiated £20K in the end but it was a horrible experience.

Is it let via an agents? If it is there's a very strong chance of a clause in the LL's contract with the agent that a 1% fee has to be paid if sold to a tenant. I've never had a contract with an agent without that clause. Obviously makes no difference to you but could be problematic/make LL try to renegotiate price later if that's the case and they realise further down the line having reduced the price based on no agents fees.

@kitchenhelprequired it was with agency but now we do private let with him- not sure if that makes difference?
