Rented property! Can I leave my fridge? Advice!

Hello

i have handed in my notice, I can’t take my fridge and freezer with me it costs too much money to shift, is there any legalities about leaving my sofa or fridge there? I won’t be charged for skipping or anything will I or am I legally not doing anything wrong. I am tidying the property but I need to leave the sofa fridge and freezer if there is nothing legally not allowed.

Have you paid a deposit op? I would think that the LL removal/disposal costs of the sofa and fridge would come out of your deposit.

You have to have it removed. You cannot leave it or you may be charged for its removal.

Yes of course you'll be charged if you leave stuff in the flat instead of removing it. The landlord would have to pay to skip it, they will charge you.

You could try asking LL if they would like your fridge. They might say yes. If not you have to pay to get it removed or LL will deduct this removal charge from your deposit.

You should be handing back as a vacant possession so no personal belonnings should be left in the property.

Why did your LL not provide the fridge/couch?
Was it to prevent having to be obligated to maintain it?

Short answer is if you dont have permission to leave your property behind your LL could charge you the cost of getting rid of it.

Can you offer the items for free subject to collection to a local charity or on some local website?

Most properties are unfurnished, meaning no fridge or couch! Some private rentals have a fridge but most don't.

The contract will usually say that you will be charged to remove items. DS recently left behind an electrical item that he couldn't sell in time but he checked with the landlord first & the landlord was happy for it to be left as it improved the facilities (student let).

My dad is a landlord and he says he's disappointed if tenants don't leave him a cream leather sofa when they leave 🤣🤣

It actually adds no value whatsoever and can be a problem. If let with a fridge and ot breaks landlord has to replace. They wjnt get more rent just because there is a fridge. If let without a fridge it is solely tenant's responsibility to get one and replace if it breaks.

Yes, do this, or some other local sellers listing. Or see if a charity will take them - the best for furniture afaik are the British Heart Foundation and Emmaus.

If the stuff isn't wanted by any of these and has to be disposed of then of course you're responsible for it, it's your stuff. Fridges and freezers, afaik, can't just be 'skipped' , I think you'd need to arrange with the council for its safe disposal.

A family member had this recently in a place they were leaving, they put it up for free on Facebook, had loads of interest and within 2 to 3 hours the fridge had been collected. Worth a try?

Ask your landlord if they would like them. If not put them on marketplace.

Don't leave them because the property will not be cleared of your possessions and you will be charged.

They have to get electrical items PAT tested as well, so it actually costs them money if you leave something they can't/don't dispose of.

😂we took one of those to the tip! And a fridge (for the poster who said you have to dispose of them through the council, there is usually a separate area to leave them).

Ask the landlord if they want the fridge. Put the sofa on Facebook market place. Someone will have it if it's in decent condition. I've never rented a property without a fridge and wouldn't even bother to look at a property that didn't have on. Most decent rentals these days have white goods included.

when my dad died we had to clear his house out asap as the Housing executive wanted it back. I added everything to Facebook for free and they were all picked up by people. Anything left I called the council and they picked them up.

I wouldn’t just leave in the house in case you lose your deposit, which defeats the point of leaving them there because you can’t afford to move them.

I’ve inherited a previous tenants fridge/ washing machine. It wasn’t on the inventory and was told I’d have to replace myself if they died but that I could take any replacements with me at end of tenancy.

Yes so the landlord made it clear it wasn't their responsibility @Badbudgeter . Sometimes it is more hassle than it's worth so a landlord won't agree that.
