I've threatened to pull out

I'm completing on my house next Tuesday ( 11-12 weeks from offer accepted and they wanted me to complete a week ago). My sale has gone pretty smoothly and my solicitors have been good.

I am buying with Heylo (cash purchase where I buy a share and they buy the rest) with no mortgages involved. The seller is an investment company who have refurbished the house and it is empty. I was hoping to have a quick purchase although I knew I could stay at my mum's for a little bit and wanted to push my sale through. I also started looking late so knew the process wouldn't be quick enough for me to move into the new place and our belongings will be going into storage.

I have been informed this week that my solicitor still has not yet had the contract pack and form TA6 fixtures and fittings etc are outstanding (EA said this).
We are now about 5 1/2 weeks in and I'm really worried about them dragging their feet from now on. My solicitor can't start enquiries until they've received it.

I just have a feeling that this could be a really drawn out process and have informed their EA that I am considering pulling out if forms and contract pack is not received by next week and I'll rent for a while before looking to buy later in the year.

I need to be in this house before the end of August as I start work and the kids need to get into schools for September.
I know it's partially my fault for not looking sooner but isn't 5.5 weeks to send a contract pack and fill in initial fixtures and fittings forms a bit worrying and a sign of things to come?

Our solicitors haven't received anything from the sellers solicitors either and we are nearly 7 weeks since offer accepted. We are FTB buying an empty house. We've done everything we need to like paying for searches, had the mortgage offer and surveys been done. I feel your frustration.

That is an awful delay. It sounds to me like the sellers themselves are quite implicated in this. They fill in the property information forms or at least need to review them. Most of them hate doing it. If the haven't appointed someone able to act quickly - ie usually paid enough to resource it/ professionals, its again their responsibility. A lot of the time Solicitors are hidden behind but in both cases the sellers don't appear to be actively progressing their sale. Chasing you to complete is ridiculous @Sittingonasale. Next Tuesday is not achievable sorry. I know how crap it is and really frustrating. I would set them a deadline to get the documents across this week. August is hopefully achievable depending on search times in your area. Your solicitor should be able to let you know if that is possible. I think your change of tone is correct

Thank you. I know next Tuesday definately won't happen. I was hoping more for mid August but not sure that's achievable now either. When I had my forms for selling I got the information over the next day and my solicitors had them sent to me for filling in within 10 days.

Northam, hope it gets moving soon. It's so frustrating when you deliberately choose something you hope for a quick sale on and you know the place is empty. Good luck!

Heylo sell thousands of properties across the company. You're one in a long line, they'lll be busy. If searches haven't started, it could take another 8 weeks for searches to come back (although could be sooner).

If you love the house and the price works for you, stick with it. From what I've seen, there are no house sales or house purchases without an element of pain. Your next purchase, should you pull out of this one, will have its own unique flavour of pain.

My house purchase was delayed by 6 months due to tenants refusing to move out which resulted in me getting a mortgage at a much worse rate and being £12k out of pocket.

I love the house and I'm happily settled now And will forget that pain in time.

The most important thing to remember is do you love the house? Do the finances work for you? If so, stick with it and deal with the pain.
