To buy or not to buy historical subsidence

We really like a property but it's had some flooring cracked by tree roots because of heat wave last year. It has been fixed by the professionals and has a certificate of all the work done and problems it's had etc
I've seen the trees which they've cut and they were massive tree just skinny ones willow and another I've forgotten.

It's a 550k 4bed detached so a lot of money which is why Im hesitant that we're not investing in a property which is worth it.

It's ideal for us location wise and nothing else is out there and we've been looking for 2 months.

Have you ever bought a property with subsidence? Should I stay away from it? Or it isn't unusual. Please help

We’re considering moving forward with a purchase of a house with potential subsidence so I’m interested to know what happened next for you OP!

I’ve had experience with subsidence in the past and someone who had fixed it and involved the insurance is a lot more of a safe bet than someone who ignores the issue. If it was caused by a tree, and the tree removed, there isn’t a problem. But get a full structural survey done who will tell you all about the risks, and whether they feel it was the tree or not. Ask for their engineers survey and photos also.
