What's the market doing in Largs/Ayrshire?

I wondered if anyone has any insight into how fast things are moving/what the going % above offers over is at the moment?

I've found my dream house online but I'm not local and out of touch with things! (Originally from a different area of Scotland but living down south and have never bought a house in Scotland before)

Im researching other sold prices online as well of course but grateful for any local knowledge :)

Depends what type of property it is. I live on an estate in South Ayrshire (coastal town) which is all detached bungalows and they're selling within a week for well over the home report price.

Oh wow! Thanks for the info. That's pretty much what I'm looking at yes 😄

So if somewhere looks perfect but has been on the market since the tail-end of last year... I'm right to be worried there's some sort of hidden issue?

Yeah I'd be quite concerned. That's a long time on the market around here to be honest, I'd be thinking that there's something that the photos aren't showing you, or that the upstairs is an old conversion so can't officially be a bedroom or something like that.

Thanks! I think I'm going to have to try and go and have a look! (I'm 50/50 that it has a deep-dark secret/major structural issues or that it's just quite a niche property that will probably cost a bomb to run and be a money pit which is seriously limiting its appeal).

The lack of home report is contributing to my concern!

I'm in Prestwick in South Ayrshire and the market is still really strong. Houses selling within the week and for well over asking price.

Prestwick hasn't had any new build property for several years which doesn't help.

Eesh! Thanks. When you say well over asking price... 10%? 15%? More? 😬

Our rural village near a coastal town in sth ayrshire has recently had 2 families move in. Both were listed and SSTC within a week. One is a beautiful detached bungalow done to a high spec. The other is a detached bungalow which requires a full renovation.

I'd say at least 10-15% but I have heard of a lot of offers higher than that even 😵‍💫

Is it the Brisbane Glen property? If so, it's a good way out of town on a single track road. You are probably looking at about a 10-15 minute drive into town for everything as there are literally no shops. I've no idea what the WiFi is like out there, it may not be great. It's also quite 'closed in' with the trees, so no spectacular views (unlike in town).

But maybe that level of solitude is what you are looking for and don't mind the inconvenience? If it has been on for that length of time you'd probably get away with the o/o price.

It's not that one (although will have a look!), it's actually on a main road which could maybe be putting people off (not me though: short walk to the station and an hour into Glasgow with no need to drive = perfect!)

In Scotland (depending on area and market conditions of course) you are generally expected to offer a percentage over the home report value, not the offers over price.

Why is there no home report? I thought that was a requirement.

wimblewo · 19/07/2023 15:07

We own a property in Troon. I understand the market is a little different there to other places in Scotland. But we have certainly noticed a downturn in the town. Some folk who bought having moved from Glasgow have moved back after finding it too 'small town'. I think some of the less expensive areas seem to be faring a little better.

Oh riiiight!!!! Thanks, that's helpful. Home report for some reason wasn't easily available but have got a copy from the Estate agent now....
