Surveyor?

Whenever we’ve had a surveyor when buying a property they’ve been utterly useless, haven’t even lifted the rugs or looked in the loft!

This time we’re cash buyers, so don’t need one. Would you bother?

There are different levels of survey. A bank survey that values the house for the mortgage isn't a structural survey, and costs much less. A full structural survey would uncover low/medium/serious defects with the building.

A surveyor sent from the bank and a surveyor you hire are 2 different things. The bank surveyor is checking that should the bank repossess the property, they will be able to get their money back and you are not over paying. A surveyor you hire will do a more thorough check and send you a report

My last purchase was cash. I instructed an excellent surveyor. I wouldn't use one that didn't come highly recommended. If you're good at DIY or have a builder come round with you on viewings, you may not need one. I wouldn't risk it.

Definitely do a full structural survey and use the results to negotiate down. You are in a very strong position as a cash buyer, make use of it.

I’ve always had a full structural survey. As others have highlighted, the homebuyer survey looks after the lender’s interests, you need to look after your own interests. Also, if you use an RICS surveyor they will be Chartered and have professional insurance.
