Creaking balcony

Have just moved into a new build flat as a tenant, on the 8th floor.

noticed my balcony makes creaking sounds when I step onto it although no movement or anything.

how bad is this? I have asked the property company to inspect, which they have, and given assured me it is “100% safe”. I was not in when they checked it and although the person has a fancy title I am not aware of their credentials and therefore how much weight to give their assessment!

they have suggested the issue is due to air bubbles in the balcony and potentially some dirt stuck in between? Which sounds like BS to me.

im paying a lot for the flat and obviously don’t want to use the balcony in light of this, can anyone help? My current thinking is ask them to do a further inspection in front of me and ask for their credentials. How can they be sure it is safe?

anything else I can do? I don’t want to pay for an inspection as I’m already paying so much for the flat!

Have you googled their name and title to see if they come up on a professional register?
How would them looking at it whilst you watch make you more reassured than them looking at it whilst you weren’t there? Do you think they didn’t actually look at it? What is it made of?
I can’t imagine they would inspect it and let someone use it if it was dangerous though. I’m sure mistakes happen all the time on builds but they should be picked up on inspection. A dangerous balcony is hugely different to messy plumbing or wonky tile that they would happily overlook.

If you do have problems there’s info on how to complain. I think, if you don’t trust what they are saying, you will have to get an independent surveyor though.

I'd get my own specialist in for an independent opinion and dont tell the management company. I wouldn't feel comfortable being on the balcony until I got the advice. Your clearly not happy with the situation or you wouldn't be asking on here. So I'd get a second opinion for peace of mind
