Has anybody ever sold a property without using an estate agent?

I have a probate property to sell and have been approached by somebody who would like to buy it.

It was valued about 6 months ago. Would I need to get it revalued?

What questions should I ask the potential buyer before making a decision?

How do I go about finding and instructing a good solicitor who won’t slow things down?

I sold my late Father's property, as executor.
It was in a very cheap part of the country, & difficult for me to value.
A neighbour made an offer, so I got 3 valuations.
I told him the average of them, dropped the cost of the EA's charges, & he agreed to my suggestion. We'd both taken into account essential maintenance that had to be done.

I can't think of any questions you need to ask the buyer. S/he would have a solicitor who would ask you the standard questions.

Yup. Private sale, saved a fortune but knew a friend of a friend who wanted to move to the area, so chatted, agreed price then got solicitors to do paperwork. Was super easy

Yes pur uncle passed last year. Someone in area saw us emptying house ready to go on market and put in a decent offer. Saved on fees and everything and sale was conducted very quickly and smoothly

Yes, private sale of a flat I was desperate to get rid of, to a friend of someone else in the same building. We agreed a price I was happy with, but I had a good understanding of how much it was worth. I used the solicitor I had used to buy it, so it was straightforward. In your case I'd suggest asking for local word of mouth recommendations. It's tricky but I'd avoid any of the online conveyancing firms.

I think if you had it valued 6 months ago, the only direction it will have gone in will be downwards, so not much point in getting another valuation.

This all sounds promising.

I’m worried that without an EA to be accountable to, things could take ages. I don’t know their situation but if the buyers don’t need a mortgage would it be realistic / reasonable to say that I want it all done and dusted in 4 or 6 months and if it’s not I won’t hesitate to market it with an EA?

I sold my house in London without an estate agent. A local couple who were in a flat wanted a house and kept losing out due to over asking price offers. The people that ran the local cafe knew I was about to put mine on the market so introduced us. Saved the estate agent fee and was good for the buyer as we needed to stick to below inheritance tax limits due to slightly complicated setup. Sale went through in 3 months, was only delayed due yo
