Possibly buying a listed property

Hi. I’m considering buying a grade 2 listed property and wondered if anyone had done that and had any advice (other than it’ll be expensive, don’t do it!)

it’s a Georgian farmhouse that would need a lot of sorting out (interior decor mainly, bathrooms and kitchen) but seems ok structurally. Clearly a proper survey would be done.

im wondering about things like windows that might need replacing soon.

any advice for me?

There's a listed property owners club that you could join, they have loads of knowledge and advice.

It's definitely worth finding out exactly what you are getting into before you decide if it's for you or not.

Sorry to be so negative, but you'll spend half your life frustratingly battling with the local planners who're preventing you doing the most basic, pragmatic improvements to reduce your huge energy bills, and the other half shivering cold!

While other people (if they have the cash...) are able to install things such as triple glazed windows, solar PV and external wall insulation you may have to make do with "thick curtains" and other C18th technologies!

This country has very many beautiful buildings in need of curation by those passionate about them, but I think the direction of travel regarding energy costs, efficiency and net zero means that owning and living in a historic listed building is only for the most committed prepared for a labour of love.

Have a really good think about it, eyes wide open, and ensure head rules heart.
