@3BSHKATS

So you see the bit in that message where I put the extra 800 quid or whatever it was, that was because I didn’t want to give you the exact numbers as to what I owe because it’s none of your business. I was just literally highlighting that people can move in and out of brackets, sometimes for a relatively small amount

But you were so sure when you posted this:

No, it’s not your maths is wrong. One percent is the outstanding Mortgage not the value of the property.

At least be consistent....

We aren’t inCrown Court here, mixing up, one number, with another, is hardly going to be a life or death scenario for anybody in terms of calculations, but the fact remains the same that I can get 3.9% as a mortgage as of yesterday with the lenders highlighted. Hopefully you can as well, but if not, try paying down your mortgage, so you drop down a loan to value band. That might help your situation or again it might not. It’s almost as if every individual circumstances are different, isn’t it?

To be fair, a 3.9% rate is extraordinary. The best rate they've had since 9th August up until today is 4.85%.
(Here again is the latest document listing all their mortgage products for the benefit of brokers:

They would usually trumpet "teaser" rates from the rooftops, not hide them from everyone.

"Extraordinary" is definitely one word for it! There are other words, but other posters appear to have been deleted for using them.

My advice is that when you realise you've made a mistake about something, just admit it and stop digging the hole. You'll be halfway to Australia soon.

I don't need to drop down a loan value band or get a 3.9% mortgage thanks, and if I did I certainly wouldn't be taking advice from you 😂

A rather unique use of the word 'f' word.

I would like to join the not insignificant group who find that rather difficult to believe.

Even with a 30%LTV mortgage the best available rates today are above 5%.

ReeseWitherfork · 17/08/2023 14:55

5.9%, 3.9%…. What’s the difference really.

For remortgages, the best mortgage rate on a 2 year fix this month is currently from Virgin Money at 5.90%. You’ll need a 30% deposit.

Oh, I wish you hadn't asked that question ....😄

DrySherry · 17/08/2023 15:12

I also can't fathom how @3BSHKATS was able to find a rate at 3.99%. I think some of you are being successfully wound up by that poster. Have a think about why they would bother...

This is the thing - I genuinely don't understand why someone would bother. Can you explain? (Serious question, I'm not being sarky or anything)

Twiglets1 · 17/08/2023 16:13

Jesus isn’t it time this conversation moved on from all having a go at one person? Last time I saw this much bitchiness I was at school.

For the record the reason one of those posts got deleted was because I reported it on the grounds it was a personal attack ( nothing to do with troll hunting). The second post that got deleted I didn’t see but I expect it was another personal attack. Time to move on.

Your post was deleted, because as per usual, you were behaving as you always behave. And not for the first time.

Nope. It was deleted because I said that you were 'economical with the truth'
MN suggested that I and other posters 'played the ball not the man' or something similar. I understand why it was deleted but still stand by what I said.

A very charitable way of putting it @TarantinoIsAMisogynist

Well, it seems that about 10 other posters are making 'personal attacks' as well. All a coincidence according to you?

rainingsnoring · 17/08/2023 16:47

GasPanic · 17/08/2023 12:31

Either the special one has arrived or it's a big chinny reckon. I know which one my money is on.

Anyway, in less sensational news, gilts are currently up about 2.5% on the day.

We are heading back to that mid July peak in yields, so everyone can guess what that means for mortgage rates. I suspect recent reductions are about to be reversed.

Yes. Gilt yields have risen in the past week.
I've said it more than once before. People shouldn't make the mistake of assuming that inflation will fall nicely and mortgage rates will fall nicely and everything will be just fine. If base rates (note, not mortgage rates) fall, it will be because of significant problems and is likely to also cause more significant problems anyway.

I just think people should lay off now as it’s looking like bullying with as you say, about 10 people getting involved in criticising one person for a comment they made. Maybe the comment was a mistake I don’t know but it’s surely time to move on.

We are coming up remortgage. I check the rates everyday and have an LTV of 26% in hope of getting a good rate. and there has been nothing near the 3.99 mark.

Upon reading this thread, I did check again (like Hannah described) in hope that we could get a more favourable repayment. It was fruitless

There’s a lot of people all having a go at one person. It’s not nice to see and I really think it’s time to move on. The point has been made and doesn’t need to be repeated over & over again.

Yeah absolutely. Pile ons are unpleasant for sure, but this could make a significant and profound difference to someone’s life. If PP has found such an incredible deal, even with lots of specific eligibility criteria, it’s a bit unsportsmanlike to be concealing the relevant details. Her potential deal won’t suddenly go up or disappear because other people have enquired to the lender.

Exactly. Deliberately mis-leading people (or 'making a mistake' if you prefer to just excuse this sort of behaviour for your own reasons), many of whom are in horribly stressful situations is cruel and manipulative. Imo, people who do this deserve to be called out.

whirlyhead · 17/08/2023 18:52

I’m moving to Europe and my mortgage rate there will be 3.5% for the lifetime of the loan. 27% LTV.

This is not helpful I know but it’s surprisingly better than rates here!

Twiglets1 · 17/08/2023 16:39

Don’t worry on my behalf, twiglets honestly, the deals are there if people dig around for them I’ve given people the lenders names I’m not sure how much more spoon feeding they require. All I did was click a link, the same as everybody else is able to do. There’s no great mystery.
