Cost of electrical inspection

Hello, I’m in the process of buying a house and I think I’ll need to arrange an electrical inspection as the vendor hasn’t had one done for many years. I’m already paying full asking price for the house so I want to ensure I’m not going to overspend on additional works.

My questions are:

  1. has anyone had an electrical inspection of the whole house in recent times, and if so, would you mind sharing how much it cost and what size house it is?
  2. did you pay for the inspection as a buyer or as a seller?

We got one done last year. Large 4 bed Victorian terrace in South London - was £150. We paid as buyers - as is standard I believe.

I paid £90 for a 3 bed Victorian house in the Midlands a few months ago.

We paid £200 earlier this year, 2 bed terrace.

We paid £250 for an EICR with a reputable NICEIC electrician on a 3 bed semi. Not London.

We paid and had the survey to be done as the seller as we wanted control over who did and to be able to respond to anything raised quickly and in an appropriate way.

It was the last thing to get the sale over the line, the buyer didn’t ask us to pay but we wanted to get it all done and dusted and have some control over the process.

A properly done EICR on a house is going to take an experienced electrician best part of a day so my guess is £200-250.

There are a lot of cowboys in this field, so my advice is to go to electriciansforum.net and see if you can find an electrician in your area.

I'm not an electrician btw.

@LeccyLucy and I feel like we cut out a lot of back and fourth with the solicitor as the middle man by just getting it done 😂

I would say though that we didn’t ask for one on the house we bought. It’s an oldish house owned by a couple who had lived in it for about 40 years, we wanted to buy it regardless. I didn’t see the point of adding more time and money to the process. We’re considering getting one done now we’ve lived in it for a bit to help us decide if we should rewire when we replaster.

I work for a landlord, we pay £90-100ish per check. Must be NICEIC qualified, and get recommendations as some rush through and you want plenty of detail, should take about 2 - 3 hrs.

Just asked my son who is an electrician and he said normally around £150/200 depending on how many bedrooms. We are on the south coast.

I had one done last week, 3 bed semi south Bristol. It cost £180. We paid, we're the sellers but wanted control over times, who did it (we prefer to use local but well qualified people over national chains), someone I could talk to and would come back quickly and fix if there were problems. In the end there was nothing but I felt happier doing it that way.
