Cost of internal redecoration

Hi. I feel we are constantly patching up our property, but it never feels properly polished. I just wondered if people have any ball park idea for complete internal renovation. No structural work, but new carpets, floors, built in cupboards rebuilt, possibly new kitchen and bathrooms and redecoration. We are a 3 bedroom flat in central London. I just have no idea how much it would cost or how long it would take.

Really depends on the sort of quality of flooring, kitchen, bathroom etc

Absolute minimum £20k I'd say

Verite1 · 05/07/2023 23:37

I would be over the moon if it was that price! I had a quote for carpets alone that was more than £5000! But don’t really know if I would be looking at £30k, £40k, £50k or even more. Just don’t know whether to even make enquiries ir just continue with the half hearted patch ups!

What is the square footage?

Verite1 · 06/07/2023 02:41

About 1200 square feet.

£5k for carpet seems extortionate

We are south east and pay about £300-£400 per room including fitting

What sort of carpet was it

Hi, If you don't mind, can you please suggest where did you get your carpet from. We are low on budget and looking at completely refurbishing our property.

@Asian the carpet we have in our home is from Victoria Carpets limited and a local carpet shop ordered and fitted for us

£20k would just cover kitchen and bathroom. At least another £10k for the rest. Are you planning on doing any parts yourself? Labour costs are over 50% of reno costs in London.

This is a 'how long is a piece of string' type question. I'm looking at a new bathroom and I reckon it's going to come in at 7K at least. And that's getting nice but not really high end stuff. A kitchen could be a few grand from ikea or much much more, depending on what you pick/size of room.

We just paid 20k for kitchen (new cupboards , floor etc) been quoted £600 to decorate it. (Winchester)

Depends on the work you actually do but I can’t expect you having much (if any) change left from £50k especially if you have kitchen and bathroom done.
Materials are on the rise and the cost of labour isn’t exactly cheap - you want someone who will do a proper job.
Carpetright is extremely expensive for carpet so wouldn’t bother with them. Their service leaves a lot to be desired also.

Swrigh1234 · 08/07/2023 10:33

The £20k estimates are miles off the mark. You won’t get any change out £50k OP.

TeleTropes · 08/07/2023 10:36

I’d say £20k excluding bathrooms and kitchen. £7-10k extra for bathrooms and another £20k for kitchen. But that’s based on prices for my 3 bed detached - so maybe less for a flat. Also, we DIY’d almost all of it so v little labour cost.

Verite1 · 08/07/2023 21:26

Yes - I have to be honest - I was thinking closer to £50. We could possibly get away with just some retiling of the bathrooms and floor and new cabinets for kitchen to keep the cost down. But then part of me thinks maybe we should just get everything done all at once!

If you have 50k sitting in the bank doing nothing then yes, do it all in one go. But I wouldn't overstretch financially right now, if you don't need to replace everything urgently.

Plastering all downstairs,hall,landing £3,770
Lvt amtico flooring £4260
Downstairs,doors,skirting,architrave £1.4k
Upstairs doors, skirting, architrave £1.2k
Plastering 3x bedrooms £1550
Mist coat and painting whole house £5335

i am currently renovating and spent £45k in total so far which includes all of the above and ripping out fireplace, all new windows, new doors external and internal , bi folds , boiler, rads and a new bathroom. The above is the price I paid for some of the things you might want to do. I’m 30 mins outside of London so it’s basically London prices here.

Loveflatwhite · 08/07/2023 22:16

Bathroom installation £5.5k
Bathroom appliances £4.8k

OneRingToRuleThemAll · 08/07/2023 22:17

We have renovated our 3 bed flat and paid £12k for kitchen, £15k for bathroom and probably £10k for all the other rooms all in.

Ireolu · 09/07/2023 15:34

We redecorated our 3 bed house in 2020, no kitchen or bathroom though for about 20k. Nothing major structurally. About 1400 sq ft. Included replastering/painting inside the whole house and changing all the flooring. We took out horrible fireplaces and sealed off entrances that didn't work for our planned lay out. So I think 50k would be a good starting point if bathroom abs kitchen r included.

HangerLaneGyratorySystem · 09/07/2023 16:11

I'n looking at a house that needs everything but I would only have £20k - so you know what? That's what it would have to cost!!

ttcnumbertwox · 09/07/2023 16:45

@HangerLaneGyratorySystem if you can try and do as much of it yourself as possible it is do able

It cost us less than £2.5k to do our shower room as we just paid a builder to remove the existing suite and cap it off whilst we had the room re plastered, the electrician re did the lighting, my partner then did the tiling and the plumber came and fitted everything back in for us

I have been keeping track of all the costs and for example this is what we spent on the shower room

✓	Shower Room - £2,145

Electrics - £60
Hardcore disposal - £32
Suite - £857
Tiles - £170
Tile adhesive, trim, tile cutter - £200
Fitting - £600
Plastering - £210
Paint - £16
