Sidcup Vs Albany park

Hi everyone.

Going through old threads here and this seems to be the place to ask!

We are looking to move home, we have noticed quite a difference in price between houses near Albany park station and houses near Sidcup station. When I say near I mean 5-10 min walk max to the station (as I have to do this every other day with 2 kids) we don't drive.

Houses this close to Sidcup station seem to cost quite a bit more than Albany park station despite it being only one stop away! I like Sidcup as it has the high street, more shops, leisure centre, new library etc.. but other than this is there another reason Im missing on why there's a big price difference?

No, it's just that. Sidcup is thriving and people want to live there. It's been on the up for many years.

The train service is less frequent too - four trains an hour to London Bridge from Sidcup daytime, two from Albany wood. Been in local news that businesses are affected. All the southeastern services were reduced post Covid.

There is definitely more on your doorstep. Living in Albany Park you need to go into Bexley Village or into Sidcup for anything more than basics.

As mentioned the Southeastern timetable changes have basically halved the number of trains stopping at Albany Park but all the trains stop at Sidcup.

Yeah, such a shame. If it wasn't for the kids I would like in Woolwich or abbeywpod. The Lizzy line is so convenient! SE rail is so unreliable, signal failures etc

It's fairly reliable from Sidcup/New Eltham and there's Eltham station too on a different line if there are works on the Sidcup line.

Sidcup has a much wider range of shops than Albany Park, new library and cinema, lots of bus routes too. Albany Park has lower house prices though. Primary schools seem to be good all over and there are grammars for secondary. I think the non grammar schools aren't great though but there are better schools nearby in Chislehurst. Very easy to get to central London or out into the countryside or seaside.

What's your budget? You might find there are comparably priced houses on the Greenwich border (New Eltham/Eltham).
