What are 'normal' conveyancing fees for selling a property?

We've just put our house on the market. We're selling then renting then buying once we've moved to a new area so will only need to pay a solicitor/conveyancer fees for selling at the moment. We're trying to decide whether to use the estate agents' convayancers. It would cost appx £1000. Does that sound normal?

Is that £1000 for the sale & purchase? and does it include disbursments?
I work for a firm of solicitors and we charge depending on the value of the house.
but our fees have never really gone over £1000 unless the property has been over £600/£700k
If you want to let me know how much you are buying/selling for I can give you a quote to compare on.
The estate agents would probably have an agreement with their solicitors to get some sort of commission from them for introducing the client.
I would get a couple of quotes to compare. the fees may be low but what do they add on ie CHAPs charges, a fee for sorting the SDLT etc.

The £1000 is with everything added on. That is just for selling a property of appx £250,000.

Get a local quote too. EA will be getting a kickback for the recommendation, hardly impartial , and we found their quote more expensive. £1000 for just a sale is a lot, ours was about £600 on similar value.

thats seems quite expensive we are doing the same as you atm renting to buy again when the house has gone through

There are some solicitors that do everything online if you want to save money

£1000 sounds a bit expensive to me

If they are charging that for selling their costs will be a lot more for buying as there is a lot more involved in buying than there is sellng.
£1000 does sound a lot considering there shouldn't be extra expenses for selling only a CHAPs charge for redeeming a mortgage and some Land registry searches which usually don't cost more than £10

our best quote to sell at £240k was £760 including bank charges sdlt etc - local firm.

does it include the HIP?

No it doesn't include the HIP. It includes bank transfer, searches and the charge for redeeming a mortgage.

Does it incldue the actual mortgage redemption fee or just to do the transaction ?

Dh went to a local solicitors to get a quote and they quoted nearer £700 all in.
