House was on sale for over 6 months at £395k, dropped to £375k in March. Still for sale. Four bed barn conversion, terraced with small garden that needs cleared (It's been gravelled/paved and left to go wild with shrubs so is a mess). It's been empty for over a year. Internally very good though. Nothing comparable locally so hard to gauge. What would you start at?

350k ? I expect if it’s been on an empty for so long they are desperate to sell but also maybe not wanting to drop much more , I’d start at 350k and see the response ? How much do you want/love it ?

In this market, -10%. However, if it's been empty for a year and they've only reduced once, I think they're unlikely to bite at that price.

I don't love it due to the small garden. Inside is perfect for me though. I'm a bit limited as to what I can buy (separating, need something locally for schools). We're rural and this about the top end of what I can afford.

I was about to say exactly the same as @Kay286 - £350, and maybe be prepared to up to say £360 if you love it.
I find with offers it’s best to know your ‘walk-away’ price. By all means go in lower but be ready and happy to walk away if they won’t accept your max.

They dropped it in March and must surely be about to drop it again. They'll drop to £350k within the month if they want to sell, and know that offers will be below that.

I'd offer £335k, 10% below current price.

So I have booked a second viewing and found out from agent that they have not had any offers at all so far since it's been for sale. I'm thinking go in about £330k like @electriclight suggests.
