London houses for £650k-ish

Hello, I'm a long time lurker, first time poster - it's been really helpful to read through your advice and experiences here!

I am a FTB looking for a terraced house to buy in London - 2x bedrooms is fine, the main thing is I'd like a garden with some sun and space for a little lawn. The top end of my budget is £650k (though I could probably stretch a little higher, say to £675k, if I really loved a house/area). I really want to buy freehold and am willing to save longer if I had to rather than compromising on leasehold / share of freehold now.

Obviously London is so expensive and it seems I'm very much at the low end there for a freehold house budget. I'm getting really disheartened because houses around this level are still flying off the shelves if they are in halfway decent condition and that supposed price decline is definitely not making itself known to me (one house I offered on recently went for almost £70k over the OIEO price, and £80k over what an almost identical house sold for last year). I'm on the brink of giving up.

Does anyone have recommendations for nice/safe areas with convenient transport links that might suit my budget? I think I'm probably priced out of Walthamstow; I've been looking on the central line out East but might be priced out there too. I tried Hanwell which initially seemed nice but didn't feel overly safe in the town centre (it didn't help that some guy yelled at me when walking back to the station). I'm flexible on which side of London.

I have never heard of a half house. Every day is a school day! What was the original purpose in building them like that? Slightly cheaper because the adjoining walls are thinner?

Whereabouts are you currently looking OP? You'll traditionally get more for your money if looking south of the river but even in the more traditionally pricey suburbs in the North you should be able to get a 2 or 3 bed in zone 4. I've snootily been informed on here before that places like Finchley, Southgate, Mill Hill are 'not really London' but they're inside the M25 and on the tube (zone 4) so that counts as London to me! Obviously though they will feel very different to central London though, they are suburbs at the end of the day. The closer in to town you want to go or more posh/'villagey' the area though the more you'll pay for less space, what are your priorities?

I reckon for your budget you could get a quite spacious but not particularly charming 3 bed in one of these areas, or a cute/period 2 bed cottage in a perfectly pleasant if not very glamorous/upmarket N. London suburb within a mile of the tube, just some random examples below but there's lots on rightmove:

I'm extremely surprised to see that there are some houses advertised in SE4 for £650k. No idea how likely they are to sell for more, I'm afraid.

I cannot believe the price of that house in East Dulwich. I would be very suspicious of it. Unless someone is desperate to sell that seems extremely low.

There’s no upstairs bathroom. It’s a tiny cottage - look at the stairs.

600 square feet! It’s artful photography the house is tiny.

East dulwich house that is what these houses used to sell for two years ago - they are indeed tiny. Yes, it's a house but where are you having your dinner?

I think Forest hill, Crystal palace and honor oak park would get you something much nicer

Have a look at Long Lane, East Finchley - quite a lot of 2-bed cottages. The one I've been in had a very long thin sunny garden. And it's near the tube.

This house needs total renovation and is on a massive A road. There’s no upstairs bathroom. The tiny kitchen/bathroom extension is dilapidated and the finish throughout is grotty. It’s an awful buy.

I’m noticing quite a lot of the picks don’t have upstairs bathrooms. Some are 2 beds with no scope of ever having an upstairs bathroom. In this age is that not a total no no? Have people noticed and don’t mind/think it’s not a big deal? Or have they not noticed?

650k is fine for a London starter house. You can get a lovely property for that price.

@Gribbit987 looks pretty ok to me- although I can see the road woukdnt suit everyone or downstairs bathroom ( some people don't mind about that) it hardly looks in need of total renovation- unless you of course have visited it and the photos aren't representative

The last time I heard the term "half house" was at secondary school when when the class bitch bully told another girl she only lived in a crappy half house ie a semi-detached property!

I wonder if she ended living in a half-house as an adult...?! Oh the shame of living in a semi! Grin

You could find something in many parts of z3 & z4. Streatham the mitcham/norbury side. Mitcham, Tooting (mitcham side), new malden, worcester park, morden, upper norwood etc

Thanks again everyone - I've made a big list of the areas mentioned and will work through them on Google street view, then pick some to visit in person, to get a sense of them! I really appreciate the time taken to reply and even search Rightmove on my behalf!

Any other recommendations or senses of certain areas / good parts, bad parts etc would be very welcome - e.g. I'm not so familiar with Chingford, Penge, Forest Hill, Norbury, Streatham, Mill Hill etc. I've also seen Hither Green come up on my Rightmove searches and previous threads indicate it's okay (perhaps a slight no-man's land?) - grateful for any views on that too.

My ideal location is a safe area with frequent transport (be it tube, overground, or national rail if well-linked), and ideally with a decent supermarket nearby as I am unlikely to buy a car for the next couple of years. Leafy and suburban is great, hopefully still with a decent cafe or takeaway around (at the risk of being demanding!). I currently work in the city but (all going well) hope for a new workplace in future so am flexible on which side of London.

Thanks to those with supportive messages also - I'm only about two months into looking and it's been exciting, stressful, disheartening, hope-building, hope-shattering and all sorts. £650k feels like such a big / privileged budget in general terms but in this part of the country is so very little. It's an odd feeling.

People always mention Walthamstow in these threads, but there are lots of places in Leyton for this kind of price. Area is improving with multiple (not just one) pocket of gentrification, which I think is the crucial factor.

How about greenford, Sudbury hill, perivale? You could get a 3 bed for your budget. All with good transport links

Look at Sutton, not hip by any means. But one of the safer boroughs, leafy & your budget should get you very close to a station & high street.

Norbury and Mitcham would get you a 3 bed house for that budget, with potential for a loft conversion in the future. I agree with other posters - try to get a house not a flat. Mitcham is quite good for transport links even if not the most glamorous of locations. It's perfectly fine.

Norbury is fine - some useful shops and starting to have a few nice restaurants/cafes.

Streatham Vale also a good option - very good state schools there (Granton - outstanding primary and Woodmansterne which I think is Ofsted good but goes all the way up to secondary). Streatham Common area is likely to get a bit fancier over the next few years due to a few developments. We also have an excellent deli with amazing cheese. Streatham Common itself will cost more than £650k for a house (access to Streatham station with good transport links adds value) but in the Vale that's doable.

Trouble with Mitcham is unless your near the Tooting side there isn't many shops. The main centre isn't great although there is some nice housing stock.

Norbury has a big high street.
