Help! I’ve offered on a home that doesn’t have planning permission

Would appreciate a handhold from any property minded Mumsnetters!
Ive had an offer accepted on a property that I absolutely love. It ticked every single box plus a few extras, I could really see myself there and although I was at the end of my budget I didn’t mind because it was just so perfect.
Except it doesn’t have planning permission for the conservatory. I thought it was a bit weird that three sales had already fallen through but I live in a city with a very competitive market and had just chalked it up to the current financial problems we are experiencing as a country.
I’m a bit gutted, but it’s a loss, isn’t it? I don’t plan on moving again soon, I thought this was my forever home, but I don’t want to buy somewhere I can’t sell in case of emergency. I don’t think I would get s mortgage for it anyway. I’m so cross at the vendors, it’s only because one of my solicitor’s colleagues recognised the address that I’ve found out at this point.

I am pretty comfortable in my decision not to go forward. I was offering 35k over asking and it just left me with no wriggle room if it turned out to be a mistake. Last night when my solicitor phoned he was a lot more optimistic that a Letter Of Comfort etc would be in place, but today he was pretty clear that he didn’t think this was right, and that he felt that at the price it was too much of a risk. He actually said he didn’t think he would be marketing it as it stands.
Maybe I’ve been too cautious, but I can do a lot of alterations myself with that kind of money. I also want to know it could be sold in an emergency; I work in oncology and it does make you think about planning for absolute worst case scenarios, probably too much.
Looking forward to a proper nights sleep tonight, take a little time off from house hunting and then armouring up again 😄.

@BriceNobeslovesMurielHeslop I know solicitors who haven't been as hot on permitted development rights as they let on, so it may well have been absolutely OK tbh.

If you're not happy to proceed then that's the important thing really. No point buying a house with a permanent little doubt in your mind about legitimacy of the conservatory.

How to get IP myself; 12 days after sale completion. The conveyancing solic couldn't do it & I tried looking online and (1) they need solic details as they don’t accept individuals (2) they charged my around £500? Please help, how can I get one?

You ask the vendor to pay for an indemnity policy. We had several indemnity policies on the house we bought.

If no policy forthcoming I think reasonable to adjust your offer on the basis that the conservatory may neee to be torn down. We are about to tear ours down and start again.

ZOMBIE THREAD (I didn’t go for it in the end, I wouldn’t have been able to the get the mortgage for it anyway due to lack of PP and the vendor had made it clear he wasn’t interested in anything lower, and I did get a better house ☺️)
