Thoughts please... we put our home on the market about a week and a half ago (day before the base rate went up Confused) and have had no interest/viewings. We adjusted the price after a week of it being live and still nothing. How are other people finding it at the moment - is this normal with the current market or just us?! I was expecting it to be slow, but at least to have a few viewing etc.

Our estate agents had lined up viewings before the marketing materials and Right Move listing were ready. Then more came in in the days once it was live.

I would ask your estate agent what they think.

Did you get a few in before choosing which to go with? Did the one you went with give a higher target price than the others?

Have a look at the listing. Are the photos hood? Would you book a viewing?

I think the problem is we chose an 'online' estate agent (not the most known one). They don't seem to get in touch with buyers and line things up, an oversight that we didn't realise this before.

They weren't the estate agent who gave us the highest valuation (all three estate agents valued at pretty much the same price) but their fees were the cheapest.

We've altered the guide price by 10k so unsure what else to do 😔

Is it Yopa? That’s who we sold with and like you was very slow to start and as the viewings picked up we sold. Our agent was always very positive and calm seemed to know his stuff and in the end glad we listened to him, just wish I felt that way at the time, I was a nervous wreck. We also made a reduction as we sold in October when the mortgage rates were terrible.

Not Yopa but similar, a local one I don't want to name just in case. That is good to hear and glad you got sorted! We've had no communication from ours really at all apart from when I asked if the price could be tweaked.

I understand the market isn't it's best but I was hoping for something a bit more, it seems as soon as they got our listing they weren't interested anymore 😔

Go with a local agent - they will have buyers already registered with them who will hopefully come and view. Online agents are cheaper because they arent very good, often dont know the area very well.

Most online only 'agents' use a pay upfront model, so there is absolutely no incentive to do anything after you've paid.

A local, long established, independent agent is almost always the best option.

There was perhaps a slight argument for the PurpleBricks/YOPA model when the market was crazy a couple of years ago, but now things are a bit more normal, it's really difficult to see why there's any advantage in trying to save a few hundred quid on fees.

I posted on a similar thread already. Don't know if I would blame the EA straight away. We've picked a local, established one. On the market for the week, had one viewing and one no show. I think our photos are very good, price reasonable. Might have to drop it as there are lots of reductions around. I think it could be just the market, but I am already stressing out. A house next door sold within a week, very similar spec and price, but obviously the rates then went up!

Thanks all. Really helpful! Now to see if we can get out into another estate agent - only 10 days in but have seen a house we want to put an offer on that is our dream home.

Completely get we'll have to reduce and may have less interest but not one call or viewing in 2 weeks and no contact is stressing me Hmm

I avoid houses on with online agents as the service is always poor. How long are you tied in to a contract with them for?

The house next door to us sold before it was listed online, less than a week ago.

Not a cheap house either.

I've learnt my lesson! Well it says we can leave anytime by giving them 14 days notice, but then says they'd ask for 3 months of being the sole lister... if I'm still within the first 14 days could I use the cooling off period to get out?
