Bigger bedroom or Ensuite

Hi all,

looking for advice on renovating our home with a view to future value.
We currently have two good size double rooms, a single room and the shell of an ensuite for the master bedroom (that was made by taking some of the single room).

We were originally excited to have a private ensuite and have bought most of the bits for it, we are however having 2nd thoughts as currently my 6yr old has the bigger double room and my 4yr old has the much smaller single room.

So my long winded question is would you prefer?

  1. Three double bedrooms
  2. Two double bedrooms (one ensuite) and a single bedroom.
We have a downstairs loo and the family bathroom is quite small but still has a bath and separate shower squeezed in.

Any thoughts appreciated.

Two doubles with an ensuite and a single bedroom would be my preference

3 doubles so both kids have good sized rooms. I have no idea how it would affect house price, I would suggest make it the way it would better work for your family.
I don’t like en-suite, so would not do that anyway. I would go for storage if not 3 doubles

En suites are great if you have constant visitors, or have a live in nanny or granny, otherwise no. I'd go for more bigger rooms personally, as there is no such thing as too much storage space!

how big is the ensuite? if you make it as tiny as possible, can you gain space for the single room?

is the single big enough for bed & cupboard & desk & chair, i.e. big enough for a teen to have? Or is it really a tiny box room?

If it is a decent size single, I'd go with the ensuite. but if it really is a box room for1 single bed and nothing else, then scrap the ensuite and make it a bigger room.

The bigger bedroom. I think you will find it much more useful.
I also don't like en suites at all.

Thanks for the replies, no clear winner so far!

The single room fits a single bed and a wardrobe or chest of drawers but not really much else, the lack of room for both a desk and clothing storage is what made us have a 2nd think.

We do however have a large garden building with two rooms, one is an office with two desks and the other one can be used as an extra space for teens if we stayed that long.

A second bathroom is so important especially when you have teenagers, but then there’s the rivalry of who gets the bigger bedroom.
is the small bedroom big enough for a full single. Wardrobe desk and floor space?
I suppose it depends on just how small the small bedroom is really.

We have had the same dilemma. We eventually decided that the extra space would add more quality of life to the child/teen as part of their bedroom than it would for us as an en suite.

Also they'll have moved out in 12ish years and then we can have our en suite, a smaller room would be fine for a storage/second guest room, it's probably only at Christmas they'd both be home at the same time!

We put in a downstairs shower and steam room instead of an en-suite and it’s so handy. It’s used every day.
The DC prefer their larger bedrooms and I’m not that fussed about having a toilet in my bedroom.

Does the house have a toilet downstairs? If not I might be slightly swayed towards en suite but otherwise I’d go with bigger rooms.

En suites (unless they’re big enough not to feel like you’re weeing in the wardrobe) are a huge no no for me. Will be much better for family life if the kids have comparable sized rooms as they will spend increasing amounts of time in there as they get older.

Unless you’re moving soon, I would do what is best for your family. However, no en-suite would be a big downside for me as a potential buyer.

I like your optimism 😁

The ensuite is narrow but long, so shower one side and toilet at the other end with a vanity in-between. I will admit that the Ensuite is a selfish dream, somewhere two boys do not pee all over….sigh.

I hate en-suites so my highly biased opinion is go for 3 double bedrooms.
The only place an en-suite belongs is in a hotel.

No ensuite. That single room as you’ve described it will be far too small and the ensuite isn’t needed since you already have a second loo so really it’s only the shower being shared.

I have an ensuite but I'd go for 3 double bedrooms every time. I've never understood why in most house set ups there are 2 doubles & 1 small single when two rooms tend to be used for children- I'd rather 2 more equal sized rooms than 1 double & a single.

I personally would go for bigger rooms over ensuite. I see so many houses with multiple enquires and much smaller rooms. I personally do not understand the obsession with enquires at the expense of smaller rooms. Also house prices go up based on no of bedrooms. So the more bedrooms,the more you can get for it.

I'd go for 3 bedrooms.

We have an ensuite and if we had the money I'd get rid of it and make it in to a wardrobe and the third room bigger.

I personally think very few houses are big enough to have ensuites. They take up to much space from bedrooms.
